Homes for rent in Sakiet Ezzit

4 listings found

Sakiet Ezzit begins where Sfax stops being dense. North of the ramparts, along the Tunis road, the city loosens into housing estates, subdivisions and jnens, the former olive and almond orchards where Sfax families built their homes. The delegation covers central Sakiet Ezzit, Essedra, Chihia and Teniour, and it houses two populations that are not looking for the same thing: employees of the industrial zones and the technology park, who want a family home with a garage, and students from the nearby institutes, who want a room or a small, cheap S+1 (one bedroom plus a living room).

This page gathers every rental listing in Sakiet Ezzit, houses and apartments alike, posted on Houni by owners and a few Sfax agencies. The stock is modest, a few listings at a time, and it turns over fast at the start of the academic year. You call the advertiser directly. To widen the search to Sakiet Eddaïer, Sfax Ouest or the centre, all the rentals in Sfax governorate fit on a single page.

House or apartment: what the choice means here

In Sakiet Ezzit, the house remains the benchmark home. A ground floor of three or four rooms, a separate kitchen, a closed garage, a courtyard or patch of garden with an olive tree or two: that is what families look for and what owners, often living upstairs or gone to Tunis, let by the year. Part of the stock consists of self-contained villa floors, with their own entrance, in the subdivisions of Essedra and central Sakiet Ezzit. The houses to rent in Sakiet Ezzit have their own page.

The apartment is a newer feature of the landscape. Developers' small blocks are concentrated along the Tunis road and around the technology park, with reasonably sized S+1 and S+2 flats, sometimes furnished for students and young employees. Supply is thinner than in central Sfax, but rents follow suit: a decent S+2 often goes for 450 to 750 DT (Tunisian dinars), when the same property tops 800 DT near the ramparts. The apartments to rent in Sakiet Ezzit are grouped separately.

Essedra, Chihia, Teniour: three atmospheres

Essedra and central Sakiet Ezzit form the most urban part: local shops, schools, shared taxis to Bab Jebli, and a good share of the rental homes. It is the default choice for an employee working on the Tunis road who does not want a commute.

Chihia, further west, keeps the character of a village among olive groves. Houses there stand on large plots, often let by families who have gone to work elsewhere, at gentler rents, but you need a car for everything. Teniour, along the road of the same name, links up with Sfax Ouest: terraced townhouses, older estates, and floor-by-floor lets much sought after by families who want to stay ten minutes from the centre.

Academic year and the rent calendar

The market moves twice a year. In September and October, students from the technology park institutes and the Sfax faculties look for a room, a studio or an S+1 to share, and Sakiet Ezzit owners take the opportunity to re-let everything small and furnished. Anyone looking for student accommodation should start in August or wait until late October, when cancellations free up properties.

In summer it is the opposite: returning emigrants occupy the family houses and long-term lets become scarce between June and August, then come back in September. A couple or family looking for a house to rent by the year is therefore better off visiting between November and May.

Lease, deposit and the usual checks

Many Sfax owners still let on a handshake. Ask for a written contract, registered at the tax office, stating the rent, the deposit (one to two months in general) and who pays what. Check the water pressure upstairs, a frequent source of dispute in outlying estates, and the state of the STEG electricity meter: a meter shared with the owner upstairs often ends in an argument over the bill. For a furnished let, draw up a signed inventory on moving-in day. Finally, for a shop unit, storage or a shop on the Tunis road, go through the page offices and shops to rent in Sakiet Ezzit, as the lease is not the same.
