Sakiet Ezzit is the gateway to Sfax for anyone coming from Tunis: the Tunis road crosses the delegation for several kilometres, lined with factories, storage depots, car dealers, cafรฉs and local shops, before reaching the centre. This road drives the market for offices and shops to rent, alongside two other hubs: the industrial zones that follow one another north of the city, and the technology park, which brought service companies and start-ups looking for furnished offices or floors to fit out.
Renting commercial premises in Sakiet Ezzit is a market for professionals: the published supply is irregular, sometimes down to a few listings, often without an agency, and many units change hands before they are advertised. The listings on this page are posted by owners and Sfax agencies, to be contacted directly. For premises in the city centre or near the port, the page offices and shops to rent in Sfax governorate covers the whole governorate.
The commercial ground floor fronting the Tunis road is the most visible property: a shop window on the road, a metal shutter, 40 to 150 mยฒ, sometimes a mezzanine. It suits businesses living on passing car traffic: spare parts, building materials, food, fast food, service agencies. The rent depends first on visibility and on being able to park in front; it can double between an inner street of Essedra and the Tunis road frontage.
In the subdivisions of Essedra and central Sakiet Ezzit, the corner units at the foot of houses serve as grocers, pharmacies, hairdressers or practices. They rent for less and target local residents rather than passing trade. Teniour, along its road, works the same way, with an older commercial fabric and modest rents.
Between the Tunis road and Chihia, old farm sheds, workshops and warehouses are let to tradespeople, hauliers and wholesalers who want to stay near the edge of town without paying the price of a developed industrial zone. A 200 to 500 mยฒ depot with lorry access is the property in shortest supply; when one is listed, it goes fast.
Before renting a workshop or depot, check what operating authorisation is possible in the zone: part of Sakiet Ezzit remains classed as farmland or residential in the zoning plan, and a shed cannot become a noisy workshop without the municipality's consent. Also check the available electrical capacity and water access. Those who would rather build their own depot will look at the land for sale in Sakiet Ezzit, where roadside plots can still be found.
The technology park has created a small demand for offices that did not exist fifteen years ago: IT service companies, engineering consultancies, training centres. It is met by villa floors converted into offices, floors in recent buildings on the Tunis road and spaces within the park itself, on its own terms. A 100 to 150 mยฒ villa floor with parking is the most sought-after property for a ten-person SME; it remains far cheaper than the equivalent in Sfax Ville, but there is competition for it.
For a small business, renting an apartment for mixed use is tempting; the lease must then say so explicitly, and the block's managing agent may object.
The Tunisian commercial lease protects the tenant after two years of continuous trading, and owners know it: many prefer a renewable one-year lease or ask for key money. Have the term, the rent, its review, the permitted use of the premises and who pays for the fit-out put in writing. Have the contract registered at the tax office, which is the condition for enforcing it against third parties and for obtaining the business licence. Finally, if you are housing staff or moving to the area yourself, the page rentals in Sakiet Ezzit gives an idea of residential rents in the sector.
