A property listing in Tunisia doesn't read quite like one elsewhere. People talk about an S+2 rather than a two-bedroom flat, about the titre bleu, about rent paid in advance and a deposit. This page helps you find your way through the Tunisia real estate listings, region by region and property type by property type, before you start searching.
Types of property in Tunisia real estate listings
- Flats: the bulk of the market, especially in Greater Tunis and the coastal towns. They are described by the number of bedrooms: an S+1 has one bedroom and a living room, an S+3 has three bedrooms.
- Houses and villas: more common on the outskirts and in medium-sized towns. Many have an upper floor or a roof terrace that can be converted.
- Land: urban building plots, agricultural land, farms. Always check what the land is zoned for before you buy.
- Offices and shops: ground-floor premises, open-plan office floors, high-street shops.
- Flatshares: a room in a shared home, mostly around the universities.

Where to look: the busiest regions
The market looks very different from one region to the next.
Greater Tunis
Tunis, Ariana, Ben Arous and Manouba have more property listings than anywhere else in the country. La Marsa, Les Berges du Lac, Ennasr and El Menzah draw the bigger budgets. The outskirts are still more affordable for a family that wants space.
The Sahel: Sousse, Monastir, Mahdia
Sousse has a mix of flats in town and residences near the sea, in Sahloul or out towards Port El Kantaoui. Monastir and Mahdia are quieter, with strong demand for holiday lets in summer.
Cap Bon
Hammamet and Nabeul follow the seasons: holiday villas and flats on one side, long-term rentals for families who live there on the other. Further north, Kelibia is still a safe bet for a second home.
Sfax and the South
Sfax is a market of its own, driven by strong local demand and plenty of land. In Djerba, traditional houses and villas also appeal to Tunisians living abroad.

The North
Bizerte with its seafront, Tabarka between the sea and the forest: towns where prices are often gentler than in the capital, and where life is pleasant.
How to read a property listing in Tunisia
- Type and floor area. An S+2 of 110 m², a 250 m² villa on a 400 m² plot: the size of the plot and the size of the house are two different things.
- The titre bleu. This is the registered land title, recorded at the Conservation de la propriété foncière (the Land Registry). When you buy, it is the best guarantee you can get. A property without a titre bleu is not necessarily one to rule out, but it calls for more checks.
- Rental terms. Check whether the place is furnished, whether service charges are included, and how much advance rent and deposit are asked for when you sign.
- Features. Lift, parking, air conditioning, central heating: these are often what explains the price gap between two neighbouring properties.
Buying or renting: tools to help you decide
Before you ring a seller, two quick calculations can spare you nasty surprises. The online valuation gives you a ballpark figure for what a property is worth in the area you are looking at. The mortgage calculator shows the actual monthly repayment based on your deposit, the interest rate and the term.
Would you rather have some help? The agency directory lets you find an estate agency in your town and browse all its listings.

Frequently asked questions about property in Tunisia
What is an S+2?
It is a home with two bedrooms and a living room, the "S" standing for salon (living room). An S+1 has one bedroom, an S+3 has three. The kitchen and bathroom are not counted.
What is the titre bleu for?
The titre bleu is the land title registered at the Conservation de la propriété foncière (the Land Registry). It proves ownership and shows any mortgages on the property. When buying, it is the safest position to be in.
Can a foreigner buy property in Tunisia?
Yes, subject to conditions. As a general rule, a purchase by a foreign national requires authorisation from the governor, and the rules vary depending on nationality and the type of property. Get advice from a lawyer before you sign anything.
Do the listings come from private sellers or agencies?
Both. Each listing shows whether it was posted by a private individual or an agency, and every agency has a page that brings all its properties together.
How much does it cost to post a property listing?
Nothing for a first listing: the free plan keeps one listing live for 15 days. Paid packs are for posting several properties or staying online longer.
