Plenty of people search for "Tunisia listings" expecting a bit of everything, from cars to phones. We made a different choice here: property only. That lets us go further on the things that actually matter when you are looking for a home, such as floor area, number of bedrooms, the exact neighbourhood and whether the place comes furnished.

Property ads in Tunisia are sorted by transaction (sale, rental, flatshare), by type of property and by location, from the governorate right down to the neighbourhood. So you can start wide, with every rental in the country, and then narrow things down to a single delegation or district.

What kind of classified ads are on Houni.tn?

Every classified ad on the site is for a property in Tunisia. They fall into four main groups:

• For sale: flats, houses and villas, land and farms, offices and shops.
• Long-term rentals: anything from a studio to an S+4, houses with gardens, business premises.
• Holiday lets: flats and villas for the summer, mostly along the coast, from Bizerte to Djerba.
• Flatshares: a room in a shared flat, handy for students and young professionals.

Every listing gives at least the price, the location and the type of property. Most also include photos, floor area, number of rooms and features such as air conditioning, a lift, parking or a fitted kitchen.

Private sellers and agencies: who posts the ads?

Both. An owner renting out a flat in El Menzah can post the ad directly, with no middleman. Estate agencies have their own page that brings all their properties together. On every listing you can see straight away whether it comes from a private individual or an agency.

For you, the main difference is how the conversation goes. With a private seller, you deal with the owner directly. With an agency, you have a contact who often knows several properties in the same area and can suggest others if the first one isn't right.

Finding the right listing in Tunisia without wasting time

A few habits that will save you hours:

1. Start with the town, then zoom in on the neighbourhood. Every rental in Tunis adds up to a lot of ads. Filter by La Marsa, Le Bardo or La Soukra and the list becomes manageable.
2. Set a maximum budget from the outset. The price filter stops you falling for a place you can't afford.
3. Use the map. It shows at a glance whether a home is close to your work, a school or a metro station.
4. Check back often. Good deals go quickly, especially rentals in Tunis and on the coast before the summer. The newest listings appear first.

Post a property ad for free

What separates an ad that gets calls from one that gathers dust:

• Photos taken in daylight, room by room, with no filters. An ad with no photos is almost always ignored.
• A precise title. "Furnished S+2, 2nd floor with lift, Ennasr 2" says far more than "Lovely flat".
• The real price. A price marked "negotiable" or one set deliberately low wastes everyone's time.
• Details that reassure: a titre bleu (registered land title) for a sale, whether service charges are included for a rental, and the date it becomes available.

Avoiding scams on online ads

The vast majority of ads are genuine. A few simple rules will protect you from the small minority that aren't:

• never hand over any money before you have viewed the property, not even to "reserve" it;
• be wary of a price well below what is usual for the neighbourhood;
• if you are buying, ask for the title deed and have it checked at the Conservation de la propriété foncière (the Land Registry) before signing any preliminary sale agreement;
• if the advertiser refuses any viewing or pushes you to decide quickly, walk away.
