Houses for rent in Sakiet Ezzit

2 listings found

A Sfax resident who has the choice rents a house, not an apartment, and Sakiet Ezzit is one of the delegations where that choice is still possible without straying too far from the centre. North of the city, between the Tunis road and the Teniour road, the delegation lines up single-storey houses with a garage and courtyard, subdivision villas in Essedra, villa floors let separately and, towards Chihia, old jnen houses surrounded by olive trees.

House rental in Sakiet Ezzit is a word-of-mouth market: the supply published online numbers in single figures, almost only private owners, and decent properties go within days. The listings on this page come from owners and Sfax agencies, to be contacted directly. To compare with Sfax Ouest, Sakiet Eddaïer or Gremda, the page houses to rent in Sfax governorate brings together the whole supply.

The single-storey Sfax house, the basic product

What is let most in Sakiet Ezzit is the one-level house built between the 1980s and 2000s on a 200 to 400 m² plot: a living room, two or three bedrooms, a closed kitchen, a garage and a back courtyard often covered with a vine trellis. The owner sometimes lives upstairs or in the house next door; this is common in central Sakiet Ezzit and Essedra, and it reassures as much as it constrains.

For an S+3 (three bedrooms plus a living room) of this type, observed rents often fall between 600 and 950 DT (Tunisian dinars), depending on the distance to the Tunis road and the state of the kitchen and bathrooms. Self-contained villa floors, with an outside staircase and a separate meter, rent for slightly less and suit a young couple. If an apartment in a block is enough, the apartments to rent in Sakiet Ezzit are closer to the Tunis road and the transport stops.

Essedra for proximity, Chihia for space

Essedra, right on the Tunis road, has the most regular subdivisions in the delegation: straight streets, pavements, shops on the corner. This is where employees of the technology park and the Tunis road factories look for a house to rent with a garage to spare themselves the daily commute from the centre.

Chihia, to the west, is another Tunisia: jnen houses on 1,000 m² or more, stone walls, a well, century-old olive trees. Many belong to families settled in Tunis, France or Italy, who let by the year while waiting to retire. Rents there are lower than in Essedra for a much larger area, but you need a car, and upkeep of the grounds falls to the tenant more often than people admit: have it written into the lease. Finally, Teniour offers older terraced townhouses, at affordable rents, continuous with Sfax Ouest.

Who rents, and when

Three profiles share Sakiet Ezzit's houses: Sfax families waiting to build their own house, managers transferred to companies in the area, and groups of students who take a whole house in Teniour or the centre to share. Owners have their preferences and say so in the listing.

The right time to look is winter and spring. In summer, family houses fill up with returning emigrants and leave the market; in September, student demand pushes up the price of anything shareable. An owner who lists a house in November often has more patience than in September, and the negotiation reflects it.

Before signing

Insist on a written, registered contract, stating the deposit (rarely more than two months here) and the notice period. Check the water pressure, whether the well works if there is one, the state of the flat roof after the autumn rains, and who pays the municipal tax. Also ask whether the house is held in joint ownership between heirs: a lease signed by a single co-heir can be challenged. Finally, if the owner mentions selling later, look at the houses for sale in Sakiet Ezzit to gauge what the property you rent is worth.
