Homes for rent in Sakiet Eddaier

Looking for a place to rent in Sakiet Eddaier means looking in a suburb of houses rather than apartment blocks. North-east of Sfax, between the Mahdia road and the sea, the delegation has few large developments; most rentals are villa floors, ground floors let by owners who live upstairs, and a few small buildings of three or four storeys near the centre and along the main roads.

This page brings together flats and houses, by the year or for the summer. What is posted remains modest and comes mostly from private owners, whom you contact directly. To compare with Sfax Ville, Sakiet Ezzit or the Gremda road, all the rentals in Sfax governorate offer far more choice.

Villa floor or small block: what is on offer

The most common form is the villa floor: an S+2 or S+3 (two or three bedrooms plus a living room) on the first level, with an outside staircase or separate entrance, sometimes a terrace. The owner often lives downstairs, which has its upside (quick help when something breaks) and its limits (privacy, comings and goings). These homes are found around central Sakiet Eddaier, in Saltnia and on the Cité Bourguiba estates.

Flats in proper blocks are rarer. An apartment for rent in a Sakiet Eddaier building is usually an S+1 or S+2 in a recent block, with no lift or caretaker, let to a young couple or someone working on the north side of town. For a flat in Sfax with more services, the city centre and its extensions are better supplied. For a whole house with a yard or garden, the houses for rent in Sakiet Eddaier are grouped on a dedicated page.

Workers, students, families: who looks here

The most common profile is the Sfax employee or young couple wanting a lower rent than in the centre and willing to drive. An S+2 villa floor often rents for 450 to 700 DT (Tunisian dinars) a month, rarely more unless it is a recent, well-finished build. An S+1 goes for less, but there are even fewer of them.

Students at the University of Sfax sometimes find a room or a studio here, mostly when they have family in the neighbourhood or a car. The delegation is a long way from the campuses, and bus trips to the centre take time at rush hour: student accommodation in Sfax is easier to find closer to town. Listings for the new academic year come out from late August and go fast.

Families, finally, look for an S+3 with a yard for the children. They favour the quiet streets of the estates, near a primary school and the shops in the centre of the delegation.

Summer in Sidi Mansour, winter by the year

The seaward side of the delegation, around Sidi Mansour beach, works differently. From June to September, houses and floors are let by the week or the month to Sfax families and emigrants on holiday, at higher prices than in winter. From October, some of these homes go back to yearly lets, sometimes furnished, at more reasonable rents. It is a good time to look, because owners would rather have a steady tenant all winter than an empty home until spring.

The lease and the viewing

Insist on a written, registered rental contract stating the term, the rent, the deposit (often one to two months) and how the water and electricity bills are split, as they are sometimes shared across the whole villa: ask whether there are separate meters. Check the water pressure upstairs, damp in houses near the sea, and parking. If you are thinking of buying later on, the page of properties for sale in Sakiet Eddaier gives an idea of what sells in the delegation.
