Property for sale in Sakiet Eddaier

7 listings found

For many Sfax families, Sakiet Eddaier is the suburb of the "second purchase": where you settle after a few years in a flat in the centre, once the children are growing and you want a yard, a roof terrace and neighbours you know. The delegation, north-east of Sfax between the Mahdia road and the coast, has kept a semi-rural feel with its olive jnens, while filling up with housing estates.

This page brings together every home for sale in the delegation, houses and flats alike. Listings come from owners and a few Sfax agencies; you contact the advertiser directly. To widen the search to Sakiet Ezzit, Sfax Ouest or El Ain, all the properties for sale in Sfax governorate let you compare price levels from one delegation to the next.

A market dominated by houses

Property in Sakiet Eddaier is above all a market of houses. There are three broad families: the old single-storey house on a jnen, in merkez such as Merkez Kaaniche or Merkez Essebai; the two-storey estate villa, built since the 2000s around the centre and in Saltnia; and the more modest semi-detached house in older districts such as Cité Bourguiba. For a closer look at these, the page of houses for sale in Sakiet Eddaier goes through each area.

Flats are still a minority but growing: small blocks of three or four storeys, villa floors sold separately. They attract young couples and buyers who do not want to look after a garden. The apartments for sale in Sakiet Eddaier have their own page.

Choosing your area

Central Sakiet Eddaier has the shops, schools and municipal services: it is the choice of families who want to do everything on foot. Saltnia offers newer estates and wider streets, at the cost of relying more on the car. The merkez keep the charm and quiet of the jnens, but the inner roads are sometimes narrow and poorly lit.

On the sea side, Sidi Mansour wins over those who want the beach in summer. The area empties in winter, though, and a holiday house was not always built to live in all year round. Visit off season before deciding. Buyers counting on summer lets for extra income should also reckon with a short season, from late June to early September, and winter months with no takings.

Whatever the area, try the drive to central Sfax at rush hour: being close on the map says nothing about the morning jams on the northern roads.

Budget and checks before buying

Prices can vary threefold depending on the type of property and the size of the plot. A flat in a block is the entry level, a recent villa on an estate plot sits in the middle, and a house on a large titled jnen reaches the highest sums. A cheap home for sale in Sfax is found here mostly among old houses needing renovation.

The land title is the key to any deal: check that it exists, that it covers the plot you visited and not the whole family jnen, and that every heir signs. Check the building permit, especially for added floors, and the zoning of the parcel in the development plan. A bank will not lend on a property whose legal position is unclear. Have the deed drawn up by a notary or lawyer, who will check the entry at the land registry and that there is no mortgage on it.

As for timing, summer brings the emigrant buyers and prices hold firm; autumn and winter are better for negotiating, when sellers who have not closed a deal revise their expectations.
