People in Sfax buy land before they buy walls. That is why a house here is almost always sold with its plot, its garage and often a slab ready for an extra storey. A house for sale in Sfax may be a recent villa on a housing estate, an estate house from the 1980s sold by heirs, a shell that the buyer will finish himself, or an old building in the middle of a jnen of olive trees.
The listings on this page cover the whole governorate, from the main roads of the city to the Kerkennah islands. They are posted by private owners and agencies, with direct contact with the seller. The supply changes from one week to the next and stays denser in the delegations surrounding the city. For a more compact property, the page for apartments for sale in Sfax lets you compare.
Three rings, three budgets
The first ring, the first kilometres of the Tunis, Teniour, Gremda or El Ain roads, is the most expensive. Land is scarce there and developers buy up houses to build small apartment blocks, which keeps prices high. A villa for sale in Sfax within this area often exceeds 450,000 DT, considerably more for a recent build on a large plot.
The second ring, between the fifth and the tenth kilometre, is the heart of the family market. In Sakiet Ezzit, on the Tunis road side, the Essedra housing estates sit next to the orchards of Chihia. In Sfax Sud, the Gremda road remains the most sought after for large villas, while El Ain and El Afrane offer the same family house for less. A house on a 300 m² plot is often negotiated there between 300,000 and 500,000 DT depending on its condition and the street.
Further out, prices fall sharply. Thyna, to the south, offers estate houses and recent housing developments near the airport, at gentler prices; Agareb, Menzel Chaker, El Hencha or Djebeniana offer village houses rarely above 250,000 DT, but you have to accept driving every day. Searches for cheap houses for sale in Sfax often end up in these delegations, or on an unfinished house.
The sea: Kerkennah, Sidi Mansour, Mahres
A house by the water is another category altogether. In Kerkennah, people buy a stone summer house or a built plot facing the sea, often with retirement in mind; prices depend mainly on the distance to the shore and access to the ferry. On the mainland, Sidi Mansour, on the Sakiet Eddaier side, and the Mahres coastline attract Sfax residents who want the sea twenty minutes from work. Supply there is thin, and properties are often passed on within the family before ever being advertised.
Unfinished houses and payment in instalments
The unfinished house is a local speciality: structural work done, bare facade, wiring still to install. It appeals to emigrants who finish it at their own pace during the holidays, and to young couples who want to move into a house rather than an apartment. The purchase price looks low, but the finishing work often costs a third of the final value. Get a quote before you sign.
Searches for houses for sale with payment in instalments are common in Sfax. This arrangement exists mainly with housing estate developers, rarely with private sellers. If a seller agrees to it, have a precise deed drawn up by a notary or a lawyer, with the payment schedule and what happens in the event of late payment.
Title, joint ownership, permits
An old Sfax house often belongs to several heirs. Ask from the first call whether they all agree, and whether a power of attorney exists. Then check the land title at the land registry: a titled property can be financed by a bank, while a property held under a simple contract is paid in cash and the price should reflect that.
For an added storey or an extension, ask for the building permit. In several areas on the outskirts, the zoning plan still classifies plots as agricultural land, and a house that was extended there without authorisation causes problems when it comes to reselling. If your plan is to build yourself, the land and farms for sale in Sfax are gathered on a separate page.
