Homes for rent in Teniour

In Sfax, people do not say they live in a neighbourhood, they give a road and a kilometre. Teniour is everything that has been built along the road of the same name, which leaves the city heading north-west: first dense housing estates and terraced town houses a few kilometres from the centre, then more spacious subdivisions, and further out jnens, olive groves where a house hides behind a stone wall. The kilometre given in a listing tells you as much as the number of rooms.

This page brings together all the rental listings in Teniour, houses, floors and small flats alike, posted by private owners and Sfax agencies you call directly. To place the area within the rest of the delegation, with Essedra, Chihia and the centre of Sakiet Ezzit, go through the homes to rent in Sakiet Ezzit.

Two kinds of demand that never meet

The first comes from families. They want a house or a self-contained floor, with a garage, ten or fifteen minutes from the centre, and Teniour gives them what the dense city no longer can. The search house for rent sfax route teniour is in fact the one that comes up most often; it has its own page, the one for houses to rent in Teniour.

The second comes from students and young employees. They want a room, a one-bedroom flat or a studio for rent in Sfax on Route de Teniour, near a bus stop or a shared taxi, and do not look beyond the first few kilometres. Owners know this: many have fitted out a studio on the ground floor or on the roof of their house, simply furnished, let for the academic year.

What you find and at what price

The first kilometres are the most expensive per square metre, because the centre is only minutes away, but the properties there are older: houses from the 1980s and 1990s, often with the owner living on the ground floor and an upper floor for rent. The further out you go, the larger the plots and the lower the rent, provided you have a car. Overall, Teniour stays slightly below Essedra for a comparable size.

As a guide, a furnished studio rarely exceeds 400 DT, a two-bedroom floor often rents for between 450 and 700 DT, and a whole house with a garage starts at around 650 DT and goes up with size and condition. Flats in apartment blocks exist, mostly near the city, but remain a minority.

The rhythm of the year

The start of the academic year empties the market for small units: in September, a decent studio goes within the day. Anyone looking for a place to study should start in August or wait until late October, when a few cancellations free up rooms. Families are better off searching between autumn and spring. In summer, many houses are occupied by relatives back from abroad and leave the market for the holidays.

Before signing in Teniour

A written lease registered at the tax office (recette des finances) is still the rule, even if the owner suggests a verbal agreement. Note the deposit, usually one or two months, and the length of notice. On a floor or a studio fitted out in the owner's house, check that the STEG electricity meter and the water meter are separate, test the pressure at the top tap and look at the state of the roof terrace. For a furnished place, draw up a signed inventory. And ask where the rainwater drains: some streets in the newer subdivisions are still unpaved and become hard going after an autumn storm.
