Homes for rent in Agareb

1 listing found

Agareb is a small inland town in the Sfax region, some twenty kilometres west of Sfax, surrounded by olive groves. Here, you do not rent a flat in a development: you rent a house, or more often a floor of a house, from an owner who lives on the ground floor or who lives in Sfax, in Tunis or abroad. The rental market in Agareb is modest, discreet and works largely by word of mouth.

Online listings are few and almost always come from private owners; sometimes none is published for several weeks. To widen the search, notably towards Sakiet Ezzit, Sakiet Eddaier or El Ain, closer to Sfax, see all the rentals in the Sfax governorate, where each advertiser can be contacted directly.

Who rents in Agareb

Demand comes first from transferred civil servants: teachers at the primary schools, the middle school and the secondary school, health staff, municipal workers and National Guard officers. They arrive for the September school start and look for a yearly let, simple and close to the centre. Next come young couples from the area who work in Sfax but prefer a lower rent, even if it means commuting every day by car or by louage, the shared taxi.

Finally, some of the houses belong to emigrant families who only come back in summer. Some let them for the rest of the year, on condition of getting the place back in July and August: read the contract dates carefully if the owner offers you this kind of arrangement.

What is let: the house and the floor

The most common property is the self-contained floor of a family house, with two or three bedrooms, a living room and a kitchen, reached by an outside staircase. The whole single-storey house with a yard exists too, mostly in the outlying neighbourhoods and in rural sectors such as Bouledhieb, El Mahrouka, Essoghar or Ettorba, where people live among the olive trees. A house to rent in Agareb generally costs much less than a comparable property in Sfax town; that is in fact the main reason to settle here.

Flats in blocks remain marginal. The few offers are gathered on the page of apartments for rent in Agareb.

Lease, deposit and day-to-day life

Even between people who know each other, insist on a written rental contract registered at the tax office, with the rent, the term, the deposit paid and the inventory of condition. Specify who pays the municipal tax and how water and electricity bills are split, especially if the house has only one meter shared with the owner.

Before signing, check the water pressure in summer, the insulation of the roof slab if you are on the top floor, and the real distance to the louage stop for Sfax if you have no car. In winter, unheated houses are cold: look at which way the house faces and at damp in the walls. Those who would rather settle for good and build will find land for sale in Agareb, as building plots or olive groves.

The right time to look

The best period is late spring and early summer, before the wave of September transfers. When the school year starts, the few free homes go within days. In summer, supply shrinks further, as emigrant families occupy their houses. If you arrive in September, start searching from Sfax and widen to the neighbouring delegations.

One last tip: let people around you know you are looking. In Agareb, the grocer, the barber or a work colleague often know about the floor that is about to come free before the owner even posts a listing, and a recommendation reassures the landlord.
