The rest of the year El Menzah is a market of families and professionals, calmer, with better choice. S+1 means one bedroom plus a living room, S+2 two bedrooms, and so on.

Manar 1, Manar 2 and the campus

Renting an apartment in Manar 2 is first of all a student affair: the Faculty of Science and ENIT are within walking distance, buses to the centre run along the edge of the campus, and S+1 and S+2 flats go to house shares from August. A furnished S+1 in good condition often lets for 700 to 1,000 DT, a little less at the back of the estate.

An S+2 for rent in Menzah 1 is the district classic: a three storey 1970s block, balcony, parking on the street, five minutes from avenue Hédi Nouira and its shops. Menzah 1 and 2 are sought after for their quiet and for being close to the Belvédère.

Apartments for rent in Menzah 1 sit alongside Mutuelle Ville, more moneyed, where flats are large and rarely cheap. Menzah 4, around the Cité Olympique and the stadium, offers more modest floor areas and more accessible rents: it is often where people start when they want the address without the budget.

In cité Mahrajène, between Mutuelle Ville and Menzah 1, supply is thin but much in demand from people working in the banks on avenue Mohamed V, ten minutes away by car.

What to check before renting in El Menzah

Visit an apartment to rent in Menzah with three questions in mind: parking (the streets of Menzah 1 and Mutuelle Ville are saturated in the evening), aspect (west facing S+2 flats get very hot in summer) and the service charge, which in the newer Manar residences readily passes 60 DT a month. Ask for a registered tenancy agreement and note the meter readings on the day you get the keys.
