Houses for rent in El Menzah

4 listings found

A whole house to rent in the El Menzah delegation is a property you wait for more than you find. The area was built up with villas from the 1960s to the 1980s, in Menzah 1, Menzah 4 and then Manar 1, but most have stayed with the families who built them, been split into floors or been demolished to make way for small apartment blocks. What reaches the rental market is mostly villa floors, with a separate entrance, and now and then a whole villa left by owners who have moved abroad or settled elsewhere.

Houses to rent are therefore rare here: the supply is limited and changes from one week to the next, and the properties that appear are mostly listed by private owners. To keep an eye on a wider market, the houses to rent in Tunis governorate cover the whole capital, and an alert can be set on both pages.

The villa floor, the area's real supply

In Manar 1 and Menzah 1, the most frequent arrangement is the villa floor: an S+3 or S+4 (three or four bedrooms plus a living room) on the ground or first floor, with part of the garden, sometimes a space in the yard, the owner living on the other level. These homes appeal to families who want a house without paying for a house, and who accept in return a certain closeness to the landlord. Before signing, have the use of the garden, the roof terrace and the garage spelled out, along with how water and electricity are metered: a shared meter for two floors is a classic source of friction.

A villa floor in these sectors often rents for between 1,500 and 2,500 DT (Tunisian dinars) depending on size and condition, while a flat of comparable size in a recent building stays a little below. If the yard and separate entrance are not essential, the apartments to rent in El Menzah offer far more choice.

Whole villas: Manar 1, Menzah 1 and Menzah 4

A whole villa with a garden targets a specific clientele: families of managers, doctors, private school teachers, staff of international organisations or embassies looking for a home close to central Tunis without the density of the centre. In Manar 1, villas are often on two levels, with a front garden and a garage. In Menzah 1, they are older, with large plots and interiors in need of a refresh. In Menzah 4, near the Cité Olympique, you find more modest houses, semi-detached or on smaller plots.

For a whole villa, rents often exceed 3,000 DT and vary a great deal with the plot and the upkeep. Demand outstrips supply in this segment; a well-placed property in good condition goes within a few weeks, often before it has been widely advertised. A search such as "villa to rent menzah 5" or "house to rent menzah 6" targets estates in Ariana governorate, which do not feature here.

What a rented house in El Menzah needs you to check

An older house costs money to live in. Look at the waterproofing of the flat roof, the ceiling corners after rain, the condition of the water heater and of the pump where there is a water tank. Ask who maintains the garden and any pool: it has to be written into the contract, not left to a conversation. Check parking too if the villa has no garage, because the streets of Menzah 1 fill up in the evening.

A house lease is usually signed for one renewable year, with a two-month deposit and sometimes several months' rent paid in advance, which can be discussed. Have it registered, attach an inventory if the property is furnished and read the STEG electricity and SONEDE water meters on the day you move in. Owners often put their villa up for rent in spring or at the start of the school year; if no rental turns up, the option of buying can be weighed on the property for sale in El Menzah.
