Apartments for rent in El Manar 1

4 listings found

Flat rental in manar 1 does not move at the same pace as in Manar 2. The district is made up of villas and small blocks, often two or three storeys high, where families and managers live rather than students. The flats are larger, the leases longer and the listings rarer: when a good S+3 (three bedrooms plus a living room) comes free, it does not stay available for long.

To widen the search to Menzah 1 to 4 and Mutuelle Ville, see flats to rent in El Menzah. On this page, each flat is offered by its owner or by an agency you call directly.

What you find in Manar 1

An apartment for rent in manar 1 is most often an S+2 or S+3 of 90 to 140 m², in a low-rise block without a caretaker or on a villa floor. Kitchens are closed, living rooms spacious, balconies common. Newer buildings add a lift and underground parking, but remain a minority.

Studios and small furnished S+1 flats do exist, generally fitted out in a villa outbuilding, and find takers among teachers and young doctors. There are fewer of them than next to the campus.

For everyday life, the district is largely self-sufficient: local shops, pharmacies, schools and doctors' surgeries are a few minutes away. For big shopping trips or government offices, you take the car towards the roads linking El Manar to the city centre and Ariana, and journeys get much longer at rush hour.

Rents and tenant profiles

An S+2 often rents for 1,000 to 1,400 DT and an S+3 for 1,300 to 1,800 DT, depending on the floor, the condition and whether there is a garage. That is the level of Menzah 1, a notch above Menzah 4. Furnished flats cost more and mostly suit short-term tenants, managers on assignment or families waiting for a permanent home.

Typical tenants are families who want to stay near the area's schools, couples working at the Centre Urbain Nord or Les Berges du Lac, and lecturers from the nearby campus who prefer a quieter district. Owners, often living in the same building or villa, choose carefully and readily ask for guarantees.

If you want a flat near the faculties, or an S+1 to share, the page of flats to rent in El Manar covers the neighbouring area, more student-oriented and better supplied with small units.

Finding, viewing, signing

Families mostly search in summer, to move in before the school year starts: that is when the offer goes fastest. From November to April there is less competition and more room to negotiate. The offer varies from week to week, so it pays to check back regularly.

During the viewing, look for damp in the corners of north-facing rooms, the water pressure on the upper floors and the space available to park a car, as the streets around the villas are narrow. Ask for a written contract registered at the tax office, a clearly stated deposit, generally one or two months, and a signed inventory of condition with the meter readings. On a villa floor, have it specified whether the meters are individual and who pays for upkeep of the shared areas. To compare with the rest of the capital, the flats to rent in Tunis offer a useful benchmark.
