There are two ways of reading the name El Menzah. The administrative delegation, in the Tunis governorate, runs from Cité Mahrajène and Mutuelle Ville out to El Manar 2, taking in Menzah 1 to 4 on the way. The El Menzah of everyday speech carries on as far as Menzah 9 and Ennasr, but those estates are in Ariana. Menzah 1, Menzah 4 and Mutuelle Ville

Renting in Menzah 1 means a fabric of low buildings and villas from the 1960s and 1970s, with streets lined with ficus trees and a local market. Rents hold up because everything is close: the Belvedere, Avenue Hédi Nouira, the schools. Les Jardins d'El Menzah, newer and further north, offer gated residences and semi detached villas that have nothing to do with this historic Menzah.

Mutuelle Ville plays in the top bracket: large villas, apartments of 150 sq m and more, and plenty of professional practices. Few listings, high rents, and a clientele of doctors, lawyers and diplomats.

Menzah 4 is the affordable counterpoint. Around the Cité Olympique, the pool and the stadium, you find S+2 and S+3 units (two or three bedrooms plus a living room, the local way of counting) in well kept estate blocks, at rents noticeably below Menzah 1. For a family on a tight budget who wants to stay in the delegation, that is where I would look first.

Manar 1 and Manar 2: families on one side, students on the other

Manar 1 is a residential area of villas and small buildings, valued for its schools and its clinic, between the campus and Menzah 6. S+3 villa floors with a shared garden are common there and often pass by word of mouth before they are ever published; houses and villas to rent are in any case rarer and go faster.

Manar 2 lives to the rhythm of the El Manar campus: S+1 units and rooms are taken before term starts, owners prefer ten month leases, and prices rise in August. Anyone salaried looking for a quiet S+2 is better off viewing in November or February, when the student pressure eases. How to rent here without trouble

Renting in El Menzah, whatever the category, always comes down to the same questions. Parking: in the streets of Menzah 1 and Cité Mahrajène a space is worth its price, and a home without one is worth negotiating over. Service charges, often between 40 and 80 DT in the recent residences of Manar and Les Jardins d'El Menzah. And the lease, which should be registered, with a written inventory of condition and a reading of the STEG and SONEDE meters.

Without a car, check the distance to a bus stop, because the delegation is hard to cross on foot in the heat and taxis are scarce in the morning.
