Older residents still say "Ariana Soghra", little Ariana, for the old town of roses and Avenue Habib Bourguiba. Nothing about the rest of the delegation is little: Ennasr, Menzah 5 to 9, Ariana Supérieure and Nouvelle Ariana now form one continuous area of more than 100,000 people where every kind of rental home exists, from a student studio to a villa with a pool. On the local shorthand, S+1 means one bedroom plus a living room, S+2 two bedrooms plus a living room, and so on up.
This page gathers all the categories. To see only apartments, use the apartments to rent in Ariana Ville; for villas and villa floors, the houses to rent in Ariana Ville. The whole governorate is on the homes to rent in Ariana page.
Which district for which budget?
Renting in Menzah 6 is what you look for when you want absolute quiet: looping streets, 1970s villas many of which have been split into two or three homes, very few shops, but several primary schools and a middle school within walking distance. Rents stay contained for the area, precisely because there are no new residences.
Renting in Menzah 5 is the practical option: the district touches Tunis, you reach the Belvédère or the Olympic City in minutes, and the three or four storey stock mixes family S+2 units with studios fitted out at garden level. It is the best location-to-rent ratio in the delegation, provided you accept buildings with no lift.
Menzah 9, 9 A, 9 B and 9 C form a newer grid, cut through by Avenue de l'UMA. Renting in Menzah 9 appeals to managers from the El Ghazala park and the airport, who value residences with a caretaker and easy parking. That leaves Ennasr, whether Ennasr 1 or Ennasr 2, the most expensive and the best supplied with recent residences: it is where the high-end furnished homes aimed at expatriates and at Tunisians abroad on a visit are concentrated.
Studios, S+1, villa floors: what you actually find
A true studio is rare in Ariana Ville, except around Avenue Habib Bourguiba and near the metro. What listings call a "studio" is often a 40 sqm S+1 on the ground floor of a villa, with its own entrance. Expect 450 to 650 DT in the old centre, 700 to 900 DT in Menzah 5 or 6.
The villa floor is the speciality of the Menzah districts and Ennasr 1: an S+3 or S+4 taking up a whole level, terrace included, with the owner living below or above. Rents run from 1,000 to 1,800 DT depending on condition, with no service charges to pay.
Whole villas are concentrated in Ennasr 1, Menzah 6 and Ariana Supérieure; rents almost always pass 2,500 DT and climb well beyond that with a pool and a maintained garden.
The old centre and Nouvelle Ariana, overlooked in searches
Few people search for Nouvelle Ariana, and that is a shame. The sector, just north of the historic centre, lines up developer buildings from the last fifteen years at rents 20 to 30 percent below Ennasr 2, for a drive of a few minutes. Ariana Supérieure, on the hill, adds the view and a little air in summer.
The centre, around the market and the metro terminus, is the only place in the delegation where you can live without a car. The homes there are older and often have no parking, but that is where students and young workers find the lowest rents.
What people wish they had asked
The tenancy agreement must be written and registered; an owner who refuses is a warning sign. Ask as well for the latest STEG and SONEDE bills, the electricity and water accounts, so you do not inherit the previous occupant's debt. And if you are renting in Menzah 9 or Ennasr 2, go and look at the parking on a weekday evening: that is often what decides how comfortable a home in this part of Ariana really is.
