El Menzah 5 is the Menzah people choose for the commute. The district sits on the edge of Tunis, and from its streets you can reach the city centre, the El Manar university faculties or government offices in reasonable time outside rush hour. It is an estate in the true sense: three or four storey blocks built in phases, lined up around green spaces and car parks, with villas on the fringes.
Part of the Ariana Ville delegation, it is one of its most sought-after districts for renting, alongside Ennasr. The page of flats to rent in Ariana Ville lets you compare it with the other districts; here we stick to what makes Menzah 5 distinctive. Listings are posted by private owners and agencies that you contact directly.
Older blocks, rooms with space to breathe
A flat to rent in Menzah 5 is almost always in one of these estate blocks: thick walls, a through living room, comfortably sized bedrooms, a balcony often enclosed by successive occupants. The downside is well known: lifts are rare and stairwells have aged unevenly depending on the building management. A third floor with no lift is easier to let to a young couple than to a family with a pushchair.
Supply ranges from S+1 to S+3 (one to three bedrooms plus a living room), with S+2 in the majority. A few studios are fitted out on ground floors, and the villas on the district's fringes sometimes offer a self-contained floor. Typical tenants are civil servants and executives working in Tunis, couples starting out, teachers and, in flatshares, students who prefer this district to university halls.
Gentler rent than in Ennasr, for the same size
Renting in Menzah 5 remains one of the most reasonable options in the delegation for the space you get. An S+2 often rents for 800 to 1,150 DT depending on the floor, the condition and whether there is parking, and an S+1 rarely goes above 850 DT. That is noticeably less than in Ennasr 2, and a little less than the villa floors of Menzah 6: the flats to rent in El Menzah 6 offer more quiet, Menzah 5 offers more convenience.
Those who want a recent building with a lift and a basement, and are willing to pay more, compare with the flats to rent in Ennasr 2. Supply in Menzah 5 varies from week to week; it narrows at the end of summer and at the start of the university year, when students and families are looking at the same time. A decent flat at the right price finds a tenant within days at those times: come to the viewing with your supporting documents and the means to pay the deposit, as owners often pick the first complete application.
Stairs, building management, parking: the questions to ask
In these older blocks, quality of life depends heavily on the building management. Ask whether there is one that actually works, what it costs and what it covers: lighting of common areas, cleaning, water pump. Look at the state of the stairwell and the flat roof, and turn on the taps: water pressure can drop on the upper floors in summer.
Evening parking is settled among residents, sometimes with spaces tacitly assigned. Drop by on a weekday after seven in the evening to get an idea. The lease must be written and registered at the tax office, the deposit is generally around one or two months' rent, and the meters must be in the owner's name or transferable. For a studio, a villa floor or a house, all homes to rent in El Menzah 5 are gathered on another page.
