Apartments for rent in Ennasr 1

3 listings found

Ennasr 1 is the older of the two Ennasr districts, and you feel it as soon as you leave the main roads. The streets are lined with villas, many of which have been extended or turned into small blocks of two or three storeys, with one flat per floor. There are fewer shopfronts than in Ennasr 2, but more trees, more parking spaces and neighbours who know each other.

The district comes under the Ariana Ville delegation. The page of flats to rent in Ariana Ville places Ennasr 1 among the other districts. Listings are posted by private owners and agencies, whom you contact directly.

Small blocks and villa floors

Renting a flat in Ennasr 1 mostly comes down to two types of property. First, flats in small family blocks built on the footprint of a former villa: few neighbours, not always a lift, but decent floor areas and low charges. Second, villa floors let by owners who live on the ground floor, with a separate entrance and sometimes a terrace.

Developer residences exist too, mostly near the roads that separate Ennasr 1 from Ennasr 2, but they remain a minority. S+2 and S+3 units (two or three bedrooms plus a living room) dominate, while studios are rare and often fitted out on the garden level.

Daily life is simple: bakeries, grocers and pharmacies on the main streets, cafés and restaurants a few minutes away in Ennasr 2, central Ariana within reach by car. Public transport is limited to buses on the main roads and taxis; without a car, it is better to choose a flat close to those roads rather than at the far end of a residential street.

Who it suits, and at what rent

Ennasr 1 appeals above all to families: couples with children who want schools nearby and quiet streets, without giving up the shops of Ennasr 2, five minutes away. You also meet executives who work towards El Ghazala, Tunis or the Lac and value the quick access to the main roads.

An S+2 often rents for 950 to 1,400 DT, an S+3 for 1,200 to 1,800 DT depending on its condition and whether there is a garage. That is a notch below the flats to rent in Ennasr 2 for a similar size, and a little above the villa floors of El Menzah 6. Furnished flats are fewer than in Ennasr 2, as supply is geared mainly to unfurnished lets by the year.

Supply varies from week to week and tightens at the end of summer, when families search before the school year. Students and young workers on a tight budget sometimes find a solution with a flatshare in Ennasr 1, room by room.

What to settle before the lease

In a small family block there is often no formal building management. Ask who looks after the staircase, who pays for lighting in the common areas and how water and the pump are shared when the meter is common. On a villa floor, have the use of the terrace, the garden and the garage spelled out, and check that the STEG and SONEDE meters (electricity and water) are separate.

Inspect the state of the window frames and the waterproofing: some converted villas were raised quickly, and leaks appear with the first rains. Also test the water heater and the water pressure on the upper floors.

The lease must be written and registered at the tax office, with a deposit that generally amounts to one or two months' rent and an inventory of condition signed by both parties. An owner who refuses registration is a reason to keep looking.
