In Gabès Sud, the word "land" covers two worlds that are not sold the same way. On one side, the building plots of Zrig and Zrig Eddakhlania, where the town has spread over twenty years around the campus, with laid-out streets and utilities in place. On the other, the oasis gardens in Teboulbou and El Medou, on either side of the Médenine road: plots of date palms, pomegranate trees and henna handed down from generation to generation, with their share of water, rarely sold to outsiders to the district, and never without discussing the water.
Listings are few and published by the owners themselves, often heirs selling a share of a garden or a plot split off from a family parcel. To also see Métouia, El Hamma or Mareth, where agricultural land is larger, all the land and farms for sale in the Gabès governorate gathers every listing.
The building plots of Zrig
A plot on an estate in Zrig is the simplest product: plots of 150 to 300 m² on approved estates, municipal or private, with an individual land title, STEG and SONEDE at the boundary, and rules that generally allow a ground floor plus one or two storeys. This is where most of the delegation's new houses are being built, and it is the choice of families who prefer to build themselves, in stages, rather than buy finished.
The campus has created a second clientele: buyers who build a ground floor of student studios and keep the upper floor for themselves or for letting. Prices per square metre on these estates remain far below those of Sfax, but they have risen over ten years, and a well-placed plot near the faculties sells fast. Before signing, ask for the estate's approval order and the site plan: a plot sold "while the estate is being approved" cannot be built on until the file is closed. To measure the cost of building against buying an existing house, the houses for sale in Gabès Sud provide the point of comparison.
Oasis gardens and farms
Teboulbou and El Medou belong to the maritime oasis of Gabès, one of the few seaside oases in the world, and land there follows other rules. Plots are small, from a few hundred to a few thousand square metres, often held jointly between cousins, irrigated by water rotas whose rhythm is set within the local agricultural development group. A "farm" for sale in the delegation is most often a jnen: a palm garden with a small building, sometimes a well whose water has become too salty for irrigation.
These plots are zoned agricultural: building a home on them is regulated, and in many cases forbidden or limited to a small farm building. A buyer hoping to turn a garden into building land must check the urban development plan at the municipality before any price discussion, because the difference in value between the two statuses is considerable. Those who buy a garden for what it is, a place of attachment, an income from dates and pomegranates, a weekend in the shade, will on the other hand find prices that are still moderate and sellers who prefer to hand over to someone who will look after the water.
Water, the number one issue
In Gabès, water decides everything. The oasis water table has dropped and grown saltier as more has been drawn; some wells now only serve to water hardy palms, others are abandoned. A garden sold "with water" must say which: a share of the collective network's water rota, a private well with its flow rate and quality, or a simple SONEDE connection for the house. Ask to see the watering on a rota day, and talk to the neighbours: they know which plots still get their water and which are waiting.
For a building plot, the question is simpler but not absent: check that a SONEDE connection is possible from the public road and that ONAS sewerage runs in the street, otherwise a septic tank will be needed. Land along the Médenine road, between the two worlds, deserves particular attention: some has switched to buildable zoning, some remains agricultural, and the seller is not always aware.
Title, right of way and boundaries
Three documents to demand before talking price: the land title or, failing that, the deed of ownership and the history of transfers; a recent boundary survey drawn up by a surveyor, because in the oasis boundaries are passed down orally and palm-frond hedges are not markers; and a written record of rights of way, since many gardens can only be reached by crossing the neighbour's plot. In undivided ownership, every heir must sign, which takes months when one of them lives abroad.
For buyers torn between building and buying finished, all the houses and flats for sale in Gabès Sud show what a new build has to compete with.
