Property for sale in Gabès Sud

6 listings found

This page brings together everything for sale to live in across Gabès Sud: houses, by far the majority, and flats, still few but growing in number around the Zrig campus. The delegation covers the southern half of Gabès town, from Sidi Boulbaba and its old lanes to Zrig, then Teboulbou and El Medou in the oasis, along the Médenine road. Searches for a house for sale in Gabes and for houses for sale in Gabès Sud land here, and most buyers are local: young couples, emigrants preparing a return, parents buying for a student child.

The number of online listings remains modest and varies a lot from one month to the next; almost all are published by owners, agencies having little presence in this part of town. To compare with the centre, Gabès Ouest or Métouia, all the property for sale in the Gabès governorate gathers every listing in the governorate.

House or flat: the question does not last long

In Gabès Sud, a household that buys wants a house, and the market allows it: a two or three-bedroom house with a courtyard in Sidi Boulbaba can still be bought for a sum that, in Sfax or Sousse, would only pay for an S+1. The dedicated page of houses for sale in Gabès Sud details the districts and the checks specific to houses; here, we talk about the rest of the market and how a sale unfolds.

The flat for sale is a recent product. It is found in Zrig and Zrig Eddakhlania, in buildings of three or four storeys built by families or small local developers, sometimes sold off-plan. Buyers come in two kinds: parents who buy an S+1 or S+2 to house their child during their studies and then let it, and managers transferred to Gabès who prefer a flat with no upkeep. Prices per square metre remain among the lowest on the Tunisian coast, but resale is slow: there are fewer buyers for flats than for houses, and you need to know that before investing.

Who buys, and when

The Gabès Sud market has three seasons. In summer, emigrants come home and part of the sales are concluded between July and August, often on family houses that brothers and sisters sell together. The September return to studies moves the small flats in Zrig, when parents are looking to house a student. And the rest of the year belongs to local buyers, employees of the Groupe chimique, the civil service or healthcare, who buy with a loan and take their time.

Many purchases are made in cash, for a simple reason: some of the older houses have no registered land title, and banks do not lend without a title. The new flats in Zrig and the recent houses on approved estates can be financed, which explains the price gap with the old districts. Those who want to build themselves, often the cheapest option in Gabès, will find the land for sale in Gabès Sud, on estates or in the oasis.

How a sale works in Gabès

The process is the same everywhere in Tunisia, but some habits are local. Prices are spoken of in millions: "seventy million" means 70,000 dinars, and that is still the order of magnitude for a small house to refresh in the old districts. You first sign a promise of sale before a notary or a lawyer, with a deposit often around 10%. The notary checks the title at the land registry, or the deed of ownership when the property is not registered, then the final deed is registered at the tax office, where the buyer pays the registration duties.

For a house held in undivided ownership, which is common in Sidi Boulbaba and the oasis, insist on the signature of every heir or a proper power of attorney: it is the point that makes the most sales fall through in Gabès. For a flat bought off-plan in Zrig, ask for the building permit and the co-ownership rules, still rare in small family buildings.

Before signing: three priceless checks

Go and see the property at several times of day: the afternoon heat in a south-facing room, the noise of the Médenine road in the evening, the smells on a day of north wind from the industrial zone. Ask for the latest municipal tax receipt and the STEG and SONEDE bills: unpaid amounts follow the property. And find out from the municipality what you will be allowed to build: within the oasis perimeter, adding a floor or extending is not always permitted. If the purchase is not urgent, the property to rent in Gabès Sud lets you live in the district for a year before committing.
