House floors: what you are really buying

A floor sold separately from the ground floor is a feature of the region, and it raises a legal question before any other. If it has its own land title, resulting from a proper division, the purchase is comparable to buying an apartment. If it exists only on the house's building permit, you are in fact buying a share of a family property, with all that this means for resale and for a bank loan, which the bank will often refuse without a separate title. The papers before the handshake

Whatever the property, the first document to ask for is the land title, or failing that the registered deed and its history.
