Apartments for sale in Gabès

2 listings found

Apartments remain a minority purchase in the governorate of Gabès. Most families want a house, and many build their own. The market does exist, though, carried by specific buyers: civil servants and managers settling for the long term without wanting to look after a house, young couples starting out with a loan, investors letting to students and visiting workers, and emigrants who want a base they can lock up eleven months out of twelve.

Apartment listings in Gabès are posted by private sellers, a few agencies and, now and then, local developers. Supply is limited and varies from week to week; it is concentrated almost entirely in the main town and its extensions. For a first sort, two families of property stand out clearly: the apartment in a residence and the house floor.

Residences in the centre and the south of town

Apartment buildings are mainly found in Gabès Medina, around the shopping streets and towards Bab Bhar, and in Gabès Sud, along the roads linking Zrig to the rest of the town. The oldest, from the 1980s and 1990s, offer spacious S+2 and S+3 flats, often without a lift or parking. More recent residences have careful finishes, a fitted kitchen, sometimes an underground parking space, and sell for more per square metre. Listings rarely give the real floor area: ask for it, distinguishing living space from the figure that includes balconies and common areas, because the difference quickly skews price comparisons.

In Zrig, being close to the campus turns every small apartment into a possible rental investment. A well-placed S+1 lets easily at the start of the academic year, but expect two to three empty months in summer. Work out the return over ten months, not twelve.

House floors, outside the main town

The further you get from the centre, the more an apartment for sale is really a house floor, built by a family on top of its ground floor. This is most common in Gabès Ouest, in Ghanouch and above all in El Hamma, where apartment buildings are almost absent; the apartments for sale in El Hamma describe this market well. The price is often attractive, but everything depends on the floor's legal status.

Elsewhere in the governorate, in Mareth or Matmata, apartments for sale are very rare. If a house would also work for your plans, the page of houses for sale in the governorate of Gabès offers far more choice.

Own title, building management and loans

The decisive point is the land title. An apartment in a residence should have its own individual title, resulting from the division of the building, or at the very least registered co-ownership rules. Without its own title, the bank generally refuses a loan, and resale becomes complicated. This is even truer of a house floor, which often remains on the title of the family plot.

In a building, ask whether there is a managing body, even an informal one, that pays for stair lighting, roof terrace upkeep and the water pump. In small family buildings, these costs are often settled case by case, which creates tension between neighbours. Look at the state of the roof terrace and the water pipes: leaks on the top floor and from the floors above are the most frequent disputes.

For a new property sold off-plan by a developer, check their approval, the building permit and the payment schedule, and pay nothing without a registered contract. Also compare with what the rest of the country offers: the national page of apartments for sale in Tunisia gives an order of magnitude, and the gap with Sfax or Tunis often remains clearly in Gabès's favour.

Selling on later

An apartment in Gabès resells more slowly than a house, because the pool of buyers is narrower. The properties that sell best are well-kept S+2 and S+3 flats with an individual title, close to the centre or the campus, on a low floor. If you are torn between several categories, the property for sale in the governorate of Gabès lets you compare houses and apartments on a single page.
