A flat for sale is a rare thing in El Hamma. The town, west of Gabès on the Kébili road, was built as detached houses, and a local who buys wants land and a roof of his own first. The few flats that change hands are mostly upper floors of houses, sold separately from the ground floor, and less often homes in a small block in the centre.
The listings on this page come from private owners, and the online offer is small: some weeks it is empty. That is not a fault in the search, it is how a market works when most sales happen between families. To compare with a wider stock, all the apartments for sale in Gabès governorate include the regional capital, where developer residences are more common.
What a flat in El Hamma looks like
The most frequent case is the floor a father built for one of his children on top of the family house. When the family scatters, to Tunis, Europe or the Gulf, that floor goes up for sale: an S+2 or S+3 with its own entrance, an outside staircase and access to the roof terrace. You find them in Farhat Hached and in the East and South sectors, where estate houses have been built up over the past twenty years or so.
Small blocks of two or three storeys, with shops on the ground floor, stand along the shopping streets. Their flats appeal to civil servants settled for the long term and to local investors planning to let them. In El Ksar, the old fabric hardly lends itself to this kind of property.
Prices: wide gaps with Gabès
A flat for sale in El Hamma generally goes for well below a similar property in Gabès town, but the gap depends heavily on its legal status. A floor with its own title, or with clear co-ownership rules, sells for more and more easily than a floor that exists only on the house's building permit. Asking prices are a rough guide: in such a thin market, every deal is negotiated case by case.
The buyer's profile weighs on the price too. A civil servant moving to the delegation wants somewhere ready to live in, with air conditioning and separate meters, and is willing to pay for it. A local investor tends to look for a floor needing a refresh that he will then let by the year. The emigrant seller often prefers to close during his summer stay, which makes sellers more pressed in August than in winter. Bear in mind, finally, that whoever buys a floor also buys the neighbours: the family downstairs stays put, and the relationship matters as much as the finishes.
Title deed, permit and co-ownership
This is the heart of the matter. Before any talk of price, ask whether the floor has been formally split off and has its own land title. Without that, you are buying a share of a house, with all the difficulty that brings for reselling, inheriting or getting a bank loan. Ask also for the building permit for the floor: many extra storeys were added after the fact, without being regularised.
Joint ownership among heirs is common in the region. If the property belongs to several heirs, all of them must sign, including those living abroad, which can drag the sale out by several months. Have the shared parts spelled out too: staircase, roof terrace, water tank, meters. A notary or lawyer in Gabès used to deeds in the delegation will save you time.
If a flat is not the right way in
Many buyers who set out to find a flat in El Hamma end up buying a house, simply because there is more choice and the paperwork is often simpler. The page of property for sale in El Hamma groups the delegation's houses and flats. And if you are still weighing buying against renting, the apartments to rent in El Hamma give an idea of what a floor is worth as a rental in town.
