Houses for sale in Gabes Sud

Ask the price of a house in Gabes and the answer comes back in millions. "Seventy million" means 70,000 dinars, and in the southern districts of the city that is still the price of a small dar arbi, a traditional house needing work, with two or three rooms around a courtyard. The vocabulary tells you something about the market: Gabes Sud is one of the few places on the Tunisian coast where a family on a modest income can still buy walls of its own.

The delegation runs from the Sidi Boulbaba district, around the mausoleum and the great mosque, out to Zrig and its university campus, then Teboulbou and El Medou along the Medenine road, in the southern part of the coastal oasis. Almost every house for sale here is posted by its own owner; you find them on houni.tn with the seller's direct contact details.

The districts and their houses

Sidi Boulbaba is the old southern Gabes: narrow lanes, single-storey terraced houses, families settled here for three generations. The houses that sell are often inheritances, with rooms added over the years and land registry paperwork to straighten out. This is where the lowest prices in the city are found, in exchange for building work.

Zrig has changed face with the science faculty and the ISET. Zrig Eddakhlania, the inland part, has filled up with new two-storey houses, often with one or two studios on the ground floor let to students. For a buyer who wants to live there and top up their income, it is the most logical sector in the delegation. Prices are higher than in Sidi Boulbaba, but the build is recent and the streets are wide. Anyone preferring to start from bare land should look at the plots for sale in Gabes Sud, in a subdivision or inside an oasis garden.

Teboulbou and El Medou are the oasis proper. What sells there are family houses with a garden of palms, pomegranates and henna, sometimes with a share in the irrigation rota. These are properties of attachment: the buyers are usually local children buying out their cousins' shares. A buyer from elsewhere has to understand that the house comes with the life of the garden and its watering duties.

What the low prices really mean

A house in Gabes Sud costs less than in Sfax for reasons worth stating. The city's economy depends on the chemical group and on the public administration, with few new jobs; young graduates leave. The pollution from the plants at Ghannouch, to the north, weighs on the image of the whole city, even though the southern districts are less exposed than Chott Essalem or Ghannouch itself. And the land in the old districts is often unregistered, which rules out a bank loan.

The result: a cash buyer who knows the neighbourhood and accepts some work gets good value. A house bought in Sidi Boulbaba and renovated room by room is often a Gabesian family's first asset. Anyone wanting a new house with a proper title and permit will go to Zrig and pay double, without reaching the prices of central Sfax. Before deciding, the houses to rent in Gabes Sud show the going rents, useful if the plan is to let the Zrig studios to students.

Useful checks in Gabes

Three questions for the seller. The title: registered, or just a notarial deed? Is the house inside the agricultural perimeter of the oasis, where building is restricted? And the water: in the oasis, the salinity of the water table makes some wells unusable, and the SONEDE mains supply remains the only drinking source. Then a local test: call at the house on a day of north wind to see whether the smell from the plant reaches that far. It is the test every local buyer runs, and it is worth more than any survey.
