A house to rent in Gabes, in the southern half of the town, is first of all a house with a courtyard. A dar arbi in Sidi Boulbaba, a new two-storey house in Zrig, a garden house in Teboulbou or El Medou: people from Gabès rarely rent a flat when they can have a ground floor of their own, a roof for summer evenings and a gate for the car. Tenants are families of transferred civil servants, engineers and technicians from the Groupe chimique, lecturers at the Zrig faculties and, in summer, emigrants back home for two months.
It has to be said plainly: the supply of houses for rent in Gabes published online is small, often a single listing at a time in the delegation, put up by the owner himself. Most houses are still let through neighbours and family. This page is therefore a starting point; all the houses to rent in the Gabès governorate widen the search to Gabès Médina, Gabès Ouest, Chenini and the coastal villages.
What is let, district by district
In Sidi Boulbaba, around the mausoleum and the great mosque, houses are old, terraced, single-storey, with rooms in a row around the courtyard. They are let to families who want to stay close to the shops and schools of the old quarter, for rents that rarely go above 500 DT, often less if the house needs work. The drawbacks: narrow lanes, difficult parking, and electrical wiring that needs checking.
Zrig, especially Zrig Eddakhlania, offers the most recent houses: buildings from the 2000s and 2010s on a 200 to 300 m² plot, a family ground floor and a separate upper floor or studios let to students. An owner who leaves to work elsewhere sometimes lets the whole house; it is the most sought-after property in the delegation and it goes within days. Expect often between 600 and 900 DT for a three-bedroom house in good condition, with a garage.
Teboulbou and El Medou, in the oasis along the Médenine road, mean a house with a garden: date palms, pomegranate trees, henna, and a share of irrigation water that the tenant must look after or that the owner keeps for himself, to be spelled out in the contract. These houses are seldom let to strangers, but when a listing comes out, it appeals to people who work in town and want some peace.
Seafront and summer rentals
Many searches for a house to rent by the sea in Gabès land here. Gabès has a frontage on the gulf, and a few private houses on the Zrig and oasis side look onto the sea, but the town has no stock of holiday villas like Djerba or Mahdia. What does exist is summer letting between Gabès families: a family settled in Tunis or France looks in June for a furnished house for July and August, and an owner who has gone to stay with his children lets it to them by the month. These listings appear in May and June, often without photos, and vanish by September.
The rest of the year, demand is for yearly rentals, and a renewable twelve-month lease remains the norm. If you are looking for a family but would accept a flat or a villa floor, the page of property to rent in Gabès Sud gathers everything let in the delegation and shows more listings.
Reading a house listing in Gabès
Local listings have their own vocabulary. "Dar arbi": a traditional courtyard house, usually single-storey. "Villa ground floor": the owner lives on or lets the upper floor, with a shared or separate entrance, a detail that matters. "With garden" in the oasis means a real cultivated garden, not a lawn, and therefore obligations. Rent is quoted in dinars, but sale prices are still spoken of in millions; do not get confused if the same house is offered "to rent or to sell", which often happens in the delegation.
Always ask whether studios or a floor in the same house are let to students: it is common in Zrig, and it changes daily life, hours and meters.
Lease, deposit, water and the north wind
Insist on a written lease registered at the tax office, even if the owner is an acquaintance: it sets the term, the notice period and the deposit, usually one month's rent, two for a furnished house. Check that the STEG and SONEDE meters are in the owner's name and properly separate from those of the upper floor. In the oasis, ask where the garden water comes from and who pays the share of the water rota.
Finally, the test every Gabès resident carries out: walk past the house on a day of north wind to find out whether the smells from the plant reach that far. The southern districts are generally spared, but it is better to see for yourself. And if the rent seems close to a mortgage payment, compare with the houses for sale in Gabès Sud: in this part of town, buying is still within reach of many households.
