Buying land in the governorate of Ben Arous means choosing between two markets that have almost nothing in common. In the north and along the coast, from Mégrine to Hammam Lif, the town has already covered everything: what you find is a vacant plot between two houses, the back of a garden split off, a subdivision plot resold by its first buyer. In the south and west, from Mornag to Mohammedia by way of Fouchana, the farming plain still holds out, with its olive groves, vineyards and irrigated orchards.
Land for sale in Ben Arous can therefore be measured in square metres or in hectares, and its price depends first on its zoning, building or agricultural, well before its size. Listings on Houni come from owners, heirs selling a share of family land and a few agencies; you deal with them directly. This page helps you know where to look for your project: a house to build, an investment, a farm to work.
In the delegations closest to Tunis, bare land has become the exception. In Bou Mhel El Bassatine, the town was built over former orchards and only isolated plots remain; the building plots in Boumhel go to families who want to build to their own taste rather than take on an existing house. Mégrine, Ezzahra and Radès follow the same pattern: little supply, prices per square metre counted in hundreds of dinars, and sellers in no hurry.
These plots have a clear advantage: the street is paved, water, electricity and often sewerage run past the plot, and the neighbouring houses show what the regulations allow. For a buyer who wants to file a building permit quickly, it is the safest route, even if it costs more.
Hammam Chatt stands apart. The delegation still has land between the sea and the motorway, around Bir El Bey and Borj Cédria, with recent subdivisions next to plots that are still farmed. The land for sale in Hammam Chatt attracts people who want a house near the beach without paying Ezzahra or Hammam Lif prices. It is also where price gaps are most misleading: two neighbouring plots can have different statuses, and the cheaper one is rarely a bargain.
Further south, the governorate changes face. Mornag remains the great farming area of Greater Tunis, with its vineyards, olive trees and orchards along the Oued Méliane; the land and farms for sale in Mornag are priced by the hectare, and the gap between a rain-fed olive grove and an irrigated plot with an authorised borehole is considerable. Mohammedia, on the Zaghouan road, mixes building plots around existing neighbourhoods with fields still farmed on the outskirts, as the land for sale in Mohammedia shows. Fouchana, finally, is seeing its farmland nibbled away by housing estates and business parks.
This area appeals to three profiles: the farmer expanding his acreage, the investor betting on the town's future growth, and the family dreaming of a country house half an hour from the office. That last project is the riskiest, because a plot zoned as agricultural cannot be built on, whatever the seller says.
Start with the land's zoning. A certificate issued by the municipality, or a look at the zoning plan, tells you whether the land can be built on; rezoning farmland goes through a committee and takes years, with no guarantee. Be wary of fields cut into plots without an approved subdivision, common on the edges of Fouchana and Mohammedia: they later block connection to utilities and the issue of a title.
Next come the land title and joint ownership. Outside urban areas, a lot of land is still held in the name of several heirs, or has no registered title; insist on the written consent of every co-owner and have the extract checked at the land registry. For a farm, water decides everything: ask whether the well or borehole is declared to the CRDA and what it yields at the height of summer. If a plot seems too expensive for what it offers, the houses for sale in the governorate give a useful point of comparison.
