Let us be honest: a free, serviced plot of land in Rades with a clean title deed is a rare thing today. The town is hemmed in by the commercial port, the Megrine industrial zone, the Rades salt flat and the Meliane river. What is left on the market is infill parcels in town, a handful of plots in the subdivisions of Rades Meliane and Rades Mellaha, and built parcels where the buyer demolishes the old house and rebuilds.

Three documents before any preliminary sale agreement: the land title, the registered titre bleu, up to date and in the seller's name; the planning certificate issued by the municipality of Rades, which sets the number of storeys allowed through the plot coverage and floor area ratios; and the approved subdivision plan. Without all three, a price per square metre means nothing.

Check as well for any easement linked to the salt flat or the river. Some parcels in Rades Mellaha are classed as flood prone in the development plan, which restricts or rules out building altogether.
