Free land is getting scarce in Hammam Chatt. The seafront has long been built up, from Bir El Bey to the centre, and the plots that change hands are often villa gardens split off, lots left empty in older housing estates or family land that heirs end up selling. Further south and inland, around Borj Cedria, there are still plots on housing estates and farmland, olive groves or orchards, on the edge of the built-up area.

Supply is limited and comes mostly from private sellers. A listing for land for sale in Hammam Chatt can stay online for several months, while the seller adjusts the price or the buyer checks the file. To compare with Mornag or Mohamedia, where land is more plentiful, the land for sale in Ben Arous governorate is gathered on one page.

Building plot or farmland: two separate markets

The building plot is the main demand. Buyers are families from the southern suburbs who want to build their house near the sea, or Tunisians abroad preparing their return. Sought-after plots are generally between 200 and 500 m², on a serviced estate with roads, water and electricity. A plot for sale in Borj Cedria on a recent estate often costs less per square metre than an equivalent one in Bir El Bey or the centre, where closeness to the beach sets the price.

Farmland is a different trade. A planted plot on the outskirts of Borj Cedria interests a farmer, a buyer wanting a weekend farm or an investor betting on future urban expansion. That last bet is risky: rezoning farmland is slow and tightly regulated, and nothing guarantees it will succeed.

Land use before price

Before discussing a price, ask the municipality or consult the urban development plan to find out the exact zoning of the plot: detached housing, apartment blocks, public facilities or agricultural zone. A plot presented as buildable that turns out to be zoned as green space or reserved for a public facility loses most of its value.

Near the coast, also check the distance to the public maritime domain and the easements attached to it. Around the technopark and major infrastructure, some land is reserved. The plot ratio and the permitted height determine what you can actually build: a single-storey villa and a small block are not worth the same plot.

Water, access, title

For a building plot, make sure the networks reach the plot itself and not just the end of the street: an extension to the connection can be costly and slow. For farmland, water decides everything. A well or borehole must be authorised, and its real yield is judged in summer, not in spring. Check access too: a landlocked plot served by a poorly defined right of way is a source of conflict with neighbours.

Legally, a registered land title remains the best guarantee. Be wary of plots sold on a simple private deed or undivided shares of a large family plot: without a proper subdivision and an individual title, you are buying a dispute rather than land. Bring in a notary or a lawyer and a surveyor for the boundary marking. Finally, budget for registration and transfer fees, which come on top of the asking price.

Buying ready built

If a building project seems too long, the homes for sale in Hammam Chatt offer existing villas and houses, and the apartments for sale in Hammam Chatt a simpler option. On Houni, each listing gives the seller's direct contact.
