Let us be clear: in Mégrine, nobody sells farms. The municipality is urbanised from end to end, between the Sousse road, the railway line, the industrial zone and the residential districts of Mégrine Riadh and Mégrine Supérieure. Bare land has become rare there, and most plots that sell are either small lots forgotten between two houses, or land occupied by an old building that the buyer plans to demolish.
Listings are posted by owners and a few agencies, and you contact the seller directly. With supply this small, it is often worth widening the search to the whole governorate: all the land for sale in Ben Arous governorate include growing areas where land is still available and much cheaper.
Three kinds of land in Mégrine
The residential building plot is the most sought after and the rarest. A few still turn up in Sidi Rezig and Menzel Mabrouk, modest plots intended for a two- or three-storey terraced house. These lots go fast, often to a neighbour or a family member before they are even advertised.
The plot with an old villa is Mégrine Riadh and Mégrine Supérieure's real land supply. A house about half a century old on a large plot then sells at the price of the land, and the buyer, a private individual or a small developer, replaces it with a new villa or a residence of a few flats. The sums depend entirely on what the regulations allow on the plot.
Business land, finally, lies near the industrial zone and the railway line. It interests logistics firms or tradespeople who want to build a warehouse or a workshop. Here, heavy goods vehicle access and the electrical connection count as much as the surface. These plots are often negotiated between companies, and a public listing is the exception rather than the rule.
In all three cases, the price per square metre in Mégrine is well above that of the municipalities in the south of the governorate. It is the price of being close to Tunis, and it varies sharply from one street to the next.
Land use and building rules
Before any offer, ask Mégrine municipality for a land-use certificate. The urban development plan sets for each zone the authorised use (individual housing, apartment buildings, business), the maximum height, the setbacks and the buildable share of the plot. Two neighbouring plots can have different rules, and a residential development is not possible everywhere in Riadh. Land zoned for business does not allow you to build a house, and the reverse is also true.
Check the connections too: SONEDE water, ONAS sewerage and STEG electricity reach almost the whole municipality, but a landlocked lot at the back of a plot may need a right of way through the neighbour's land, to be written into the deed.
The title above all
In Mégrine as elsewhere in Greater Tunis, a safe purchase rests on the land title. It must be in the seller's name, with an area and boundaries that match what you are viewing. Lots resulting from a family division have not always been officially subdivided: in that case the land is still part of a parent title held in joint ownership, and it must be regularised before signing. An old building to be demolished must also appear on the title, with no mortgage or seizure recorded.
Compare before deciding
Buying land in Mégrine and then building often costs more than buying an existing house, once demolition and construction costs are added. Compare with the houses for sale in Mégrine, especially old villas sold with their land. For a business project, the offices and shops for sale in Mégrine sometimes include warehouses on their own plot, ready to use.
