Buying a shop freehold in Mégrine is a bet on a location that will not move: the municipality is right next to Tunis, crossed by the Sousse road and served by the southern suburbs line, with an industrial zone that keeps part of the area going. Properties sold here come in three kinds: ground-floor shops on the main roads, villas or floors converted into offices in the residential districts, and warehouses or workshops near the railway line.
Listings are posted by owners and agencies, and negotiation is directly with the seller. These sales are few in Mégrine and sometimes close before they are even advertised; to widen the search, all the offices and shops for sale in Ben Arous governorate also cover Ben Arous, Radès and Bir El Kassaa.
Who buys and why
Two profiles share this market. The trader or professional who is tired of paying rent and wants their own premises: a doctor buying a ground floor in Mégrine Riadh, a wholesaler buying the warehouse they have rented for ten years in Sidi Rezig. And the investor, often a Tunisian living abroad or a retiree, who buys a unit already let for the income it brings.
For the second profile, an occupied unit is not a flaw, it is the selling point. But you must read the current lease before signing anything: rent amount, date of the last review, how long the tenant has been there. A trader settled for several years has a right to renew the lease, and you cannot take the premises back at will.
Sousse road, Chaker, Riadh, Sidi Rezig: what each sector is worth
On the Sousse road and around Mégrine Chaker station, you pay for visibility and footfall. A shop freehold there is worth noticeably more than on a side street, and the gap is justified if the business lives on passing trade. A unit at the foot of a building is often part of a co-ownership: ask for the co-ownership rules, which can ban certain trades, such as restaurants, because of smells.
In Mégrine Riadh and Mégrine Supérieure, business properties are mostly villas or villa ground floors. Their price follows the area's residential market, which makes them expensive per square metre for office use, but easy to resell. Check that business use has been authorised, otherwise the buyer inherits a shaky situation.
In Sidi Rezig and near the industrial zone, warehouses and workshops are sold with their land. The price depends on the covered area, but also on heavy goods vehicle access, height and the electrical connection. A shed without access for an articulated lorry loses part of its value, whatever its size.
Documents to insist on
As with any property purchase in Tunisia, the land title comes first: check at the land registry that it is in the seller's name, with no mortgage or seizure recorded. A property jointly owned by heirs needs everyone's agreement. Then ask for the building permit and, for an extended building, proof that the extension was authorised: warehouses in the zone have often gained a storey or a canopy over the years.
For commercial premises, have the deed state whether the sale covers the freehold alone or the business as well. It is not the same thing, nor the same price, nor the same registration.
Compare with renting and bare land
Before buying, look at what renting an equivalent unit costs: the offices and shops to rent in Mégrine give a rough idea of the expected yield. And if no building fits, the rare land for sale in Mégrine sometimes lets you build to measure, provided the development plan allows it.
