Mégrine has an advantage that few municipalities in the southern suburbs can claim for a business: it borders Tunis. The Sousse road runs through it, the A1 motorway starts a few minutes away, the southern suburbs line stops in Mégrine Chaker and Sidi Rezig, and the industrial zone has drawn workshops, warehouses and SME head offices for decades. That explains the variety of premises to rent: a shopfront on the roadside, an office in a villa, a warehouse with a loading bay for lorries.
Listings on this page are posted by owners and agencies, and you negotiate with them directly. Supply in Mégrine is rarely plentiful at any given moment; to compare with Ben Arous, Radès or the Bir El Kassaa area, all the offices and shops to rent in Ben Arous governorate give a wider view.
The Sousse road and Mégrine Chaker: passing trade
The ground floors along the Sousse road and around Mégrine Chaker station are the municipality's passing-trade units: pharmacies, bakeries, car parts, phone shops, cafés. Traffic never stops and visibility is excellent, but parking in front of the shopfront is difficult and deliveries are often made double-parked. Before signing, watch the unit at three moments: the morning rush hour, midday and Saturday.
A corner unit or one near a bus stop rents for more and goes faster. Conversely, a shop on a side street, fifty metres from the road, can suit a business that lives on appointments or loyal customers rather than passing trade.
Mégrine Riadh and Mégrine Supérieure: offices and the professions
In the residential districts, business premises are mostly villas or villa ground floors turned into medical practices, engineering offices, agencies or nurseries. Clients like the setting, parking is easier than in the town centre, and Tunis is a quarter of an hour away. But in the municipality's eyes a villa is still a home: check with the owner that the planned activity fits the building's permitted use and the development plan, and that no neighbour has already challenged a previous business. The shopping streets of Mégrine Riadh also offer a few local shops.
Sidi Rezig and the industrial zone: warehouses, workshops, sheds
Towards Sidi Rezig and along the railway line, supply changes scale. Here you can rent warehouses of a few hundred square metres, workshops with offices upstairs and sheds used for logistics and distribution across Greater Tunis. The criteria are no longer the shopfront but ceiling height, floor load capacity, access for an articulated lorry and available electrical capacity. Ask for the last few months' STEG (electricity) statements if an industrial activity is planned, and check that a medium-voltage line is not the tenant's responsibility.
Rents vary enormously from one unit to another depending on floor area, location and condition. Compare listings for the same floor area and always ask what the rent covers: security, water, property tax on buildings.
Commercial lease and points to watch
Business premises are let under a written lease, registered with the tax office. Read the term, the rent review clause, the authorised use (an "office" lease does not always allow you to open a shop) and the conditions for transferring the business. Be wary of key money asked for outside the contract: if it exists, it must appear somewhere. For premises open to the public, look into the civil protection requirements before starting work.
If you would rather buy the freehold than rent, the offices and shops for sale in Mégrine show what is changing hands. And to house a team or a manager near the premises, the rentals in Mégrine bring together flats and houses.
