The governorate of Ben Arous houses a large share of Greater Tunis's industry and logistics, and it shows in the listings for business premises. People here are not only looking for a shop: they want a depot with lorry access, a workshop near the motorway, an office for a freight forwarding firm a stone's throw from the port of Radès. Demand for premises to rent in Ben Arous therefore comes from very different profiles, from the hairdresser who wants a neighbourhood shopfront to the wholesaler who needs several hundred square metres under cover.
Listings on Houni come from owners and agencies in the southern suburbs, and you negotiate the rent, the deposit and the length of the lease directly with the advertiser. Supply changes from week to week and stays richer in the towns that border Tunis than in the farming south. This page helps you decide where to focus your search for your line of business, before narrowing it down to a delegation.
Local shops: where the customers pass
For a shop that lives on passing trade, three areas stand out. Ben Arous town, around the market, the government offices of the regional capital and the light rail stations, keeps the densest retail; the commercial premises for rent in Ben Arous town are mostly ground-floor units of 20 to 60 m², rarely vacant for long. El Mourouj, the largest residential town in the governorate, groups its shops in hubs planned for each housing estate, and the heaviest footfall is in Mourouj 1. La Nouvelle Médina, densely populated and long under-served, offers ground-floor units for groceries, pharmacies or a local practice.
On the coast, Hammam Lif and Ezzahra have a more seasonal trade: the streets near the beach come alive in July and August, then return to a neighbourhood pace. A café or an ice-cream parlour makes part of its turnover there in three months, which changes how you read an annual rent. In Mornag and Fouchana, shops follow the main roads and village centres, with noticeably lower rents.
Offices: a market of converted flats
New open-plan office space remains rare in the governorate. What is let as an office in Ben Arous is most often a first-floor flat or the ground floor of a villa turned into a practice, an agency or a design office. Mégrine, right next to Tunis and crossed by the Sousse road, draws the liberal professions and small companies that want to stay a quarter of an hour from the capital; the offices and shops for rent in Mégrine mix passing-trade shopfronts and converted villas.
Radès follows its own logic: freight forwarders, customs agents and hauliers look for modest spaces near the port and the customs services. The premises and offices for rent in Radès answer that specific demand, which barely dips from one season to the next. In every case, a flat used as an office must be allowed under the building's co-ownership rules: ask the managing agent before you commit.
Depots, workshops and industrial zones
This is the governorate's speciality. The industrial zones of Ben Arous, of Mégrine and Sidi Rezig, of Bir El Kassaa around the wholesale market, and further south those of El Mghira on the Fouchana side, carry most of the listings for hangars and workshops. The further you move from Tunis, the more space you get for the same rent, but the longer the commute for staff and deliveries. A distributor supplying the capital every morning is better off staying near the A1 motorway; a workshop that receives few customers can move down towards Fouchana or Mornag.
Around El Mourouj, the nearby Bir El Kassaa market keeps fruit and vegetable depots and small transport firms busy; the premises for rent in El Mourouj also cover that segment. For any depot, check the ceiling height, the width of the gate, the power rating of the STEG meter and the land use in the zoning plan: a hangar built in a residential zone can block the operating permit.
Lease, khlou and visiting at the right time
The rent of business premises is judged by footfall, not floor area. Visit at the hours you plan to work: a street that is busy when offices close can be empty on a Saturday afternoon, and the reverse happens near markets. Key money, known as khlou, is still asked for the best locations; have it put in writing, with what it covers, and refuse any cash payment without a receipt.
A commercial lease must be in writing and registered at the tax office: this formality is what protects a tenant who builds up a business over several years. Have the term, the rent review, the deposit, often two or three months, and the permitted activity spelled out. If buying the walls appeals to you more than paying rent, the offices and shops for sale in the governorate let you compare the two calculations.
