Offices and shops for sale in Ben Arous

7 listings found

Whoever buys business premises in the governorate of Ben Arous usually has one of two ideas in mind. Either they already run a shop or a workshop and want to stop paying rent, or they are looking for an investment that earns more than a flat. The two calculations do not lead to the same delegations, nor to the same kind of property.

Commercial premises for sale in Ben Arous can be a 30 m² shop beneath a building in La Nouvelle Médina, a hangar of several hundred square metres near an industrial zone, or an office floor in Mégrine. Listings on Houni come from owners of the premises, shopkeepers retiring and agencies; you contact them directly. Supply changes from week to week, and well-located properties often go fast.

Shop units: footfall sets the price

Commercial units are concentrated where people live. In Ben Arous town, around the market and the metro, and in El Mourouj, in the shopping hubs of each estate, ground-floor units are rarely sold empty: they are let to a pharmacy, a bakery or a salon, and the buyer takes over the current lease. In El Mourouj, customers are loyal but come mostly from the neighbourhood, which caps rents outside Mourouj 1.

La Nouvelle Médina is an interesting case for an investor: a densely populated district, commercial rents that have kept pace with its growth, and unit prices that have stayed moderate. The shop units in La Nouvelle Médina rarely change hands, usually on an inheritance or a departure. Across the governorate, premises on a busy street cost more per square metre than a flat in the same building, sometimes twice as much.

Offices: Mégrine and the regional capital

Office buildings in the strict sense remain rare. In Ben Arous town, the regional administrations keep lawyers, accountants and agencies busy, and they buy a first-floor flat to fit out as a practice; the offices and shops for sale in Ben Arous town offer these regularly. Mégrine, right next to Tunis and crossed by the Sousse road, attracts the head offices of small companies and liberal professions that want to stay close to the capital; the premises for sale in Mégrine mix shopfronts on the main road, converted villas and spaces near the industrial zone.

Before buying a flat to turn into an office, check that the co-ownership rules allow professional use: a managing agent who objects can make the property hard to resell to another professional.

Depots and workshops: towards Fouchana and the outskirts

For a hangar or a workshop, the map reads the other way round. Near Tunis, the industrial zones of Ben Arous, Mégrine and Bir El Kassaa are full and the few sales there go at high prices. Further south, Fouchana, with El Mghira and the Naassen road, offers larger depots for the same budget; the depots and premises for sale in Fouchana interest wholesalers, hauliers and building tradesmen. Mornag and Mohammedia round out the supply with commercial buildings along the main roads.

For these properties, the land's zoning matters as much as the building. A hangar put up on agricultural or residential land will not get an industrial operating permit, and banks are reluctant to finance it. Ask for the planning certificate and the building permit, and check the STEG connection rating and whether the road is wide enough for a heavy goods vehicle.

Sitting tenant, title deed and yield

Many premises are sold with a tenant in place. Ask for the commercial lease, its registration date, the rent and how it is reviewed: a sitting tenant has strong rights, and a buyer who wants to use the premises himself must factor in that delay. Also distinguish buying the premises alone from buying the business, which involve neither the same price nor the same deed.

As for the title, a ground floor separated from a family house does not always have its own title deed; insist on a land title in the seller's name or a deed that allows the division. To estimate the return, compare the asking price with the rents listed for premises for rent in the governorate: it is the simplest way to see whether the deal stands up.
