The district people search for most when they want to rent in Megrine is not Megrine Riadh, it is Sidi Rezig. Wedged between the industrial zone, the Ben Arous road and the railway line, this suburb houses a large share of the workers from the local factories and warehouses, and its stock of villa floors and small blocks turns over quickly. Les Coteaux and Megrine Riadh come next, for a very different crowd: families with a car, managers, and Tunisians coming back from abroad for a few years.
This page gathers every category: houses, villas, self-contained floors, apartments and studios. Every listing you see on houni.tn is posted by an owner or a local agency, with a number to call to arrange the viewing.
Sidi Rezig, where floors change hands fast
The newer part of Sidi Rezig is lined with three-storey houses whose levels are each let separately, with a shared staircase and often a shared roof terrace. An S+2 (two bedrooms plus a living room) goes for 500 to 700 DT here, an S+1 for around 400 DT, and ground-floor studios come in lower still. Menzel Mabrouk, towards Ben Arous, works the same way on slightly quieter streets. The Sidi Rezig market, the cafes and the shared taxis into Tunis mean you can live here without a car, which is not true everywhere in Megrine.
In these multi-level houses the staircase and the roof are shared, and nobody has written down who cleans, who changes the landing bulb or who locks the street door at night. Ask before, not after.
Riadh, Les Coteaux, Megrine Superieure: the top end
Megrine Riadh was laid out in the 1960s for civil servants and Tunis executives, and it has kept the tree-lined avenues and clipped hedges that came with it. Les Coteaux and Megrine Superieure, up on the hill, extend the district with newer houses and views over the gulf. What is let here is whole villas, villa floors with a shared garden (often 1,000 to 1,400 DT for an S+3) and, for the last fifteen years, apartments in the small developments built on former villa plots.
This is where demand from the diaspora is strongest, usually for a year or two, which pushes owners towards short leases and tenants who can prove they can pay straight away. Have your income documents ready at the first viewing.
The blocks by the station, in Megrine Chaker
Megrine Chaker is the only part of the town with genuine apartment blocks, lined along the Sousse road and around the southern suburban railway station. The S+1 and S+2 flats there are the cheapest in Megrine after Sidi Rezig, and they attract people working in central Tunis who take the train every morning. The downside is noise: trains, lorries heading for the industrial zone, cafes open late. Flats facing the courtyard, or turned away from the road, are worth the extra they ask for.
Reading a rental listing in Megrine
One simple rule: never trust the word Megrine on its own in a listing. Ask for the exact name of the district, because between Sidi Rezig and Megrine Riadh the rent on the same S+2 can double. Then ask for the contract to be registered at the tax office, and settle with the owner whether the rent covers the share of caretaking or stairwell upkeep.
To narrow things down by category, apartments to rent in Megrine cover the Riadh developments and the Chaker blocks, while houses to rent in Megrine group villas and villa floors together. To widen the search to Ben Arous, Rades or Ezzahra, go through homes to rent in the Ben Arous governorate.
