Ten minutes. Outside rush hour, that is what separates Megrine Riadh from place Barcelone by the Sousse road. No other town in the southern suburbs is this close to Tunis, and it explains why the Megrine villas, built for the managers and civil servants of the 1960s and 1970s, are let today to families who work in the city and refuse to lose an hour a day on the GP1.
Here, a house to rent is most often a whole villa with a garage and a garden in Megrine Riadh or Les Coteaux, or a self-contained villa floor in Megrine Chaker and Sidi Rezig. The listings on houni.tn are posted by the town's owners and agencies; the rent and the move-in date are negotiated with them.
Megrine Riadh and Les Coteaux, villa country
Megrine Riadh is the district of single-storey and two-storey villas on 300 to 500 square metres, with mature gardens and a garage, laid out in straight lines around its market and its secondary school. Les Coteaux and Megrine Superieure, up on the hill, have slightly newer houses and terraces looking over the gulf. These are the most sought-after areas, and the rents show it: an S+3 villa with a garden (three bedrooms plus a living room) often passes 1,500 DT, and the largest renovated ones go well beyond that.
Villa floors in Megrine Chaker, Sidi Rezig and Menzel Mabrouk
On the other side of the railway, Megrine Chaker and Sidi Rezig grew up with the industrial zone. The houses there are terraced, two or three storeys, and the owner lets the upper level with its own entrance by an outside staircase. An S+2 of this kind commonly sits between 600 and 900 DT, garage included where there is one. Menzel Mabrouk, towards Ben Arous, is quieter and a little cheaper, with a few whole estate houses let to families.
In Megrine Chaker, look on the station side rather than the factory side. The southern suburban train reaches Tunis in a quarter of an hour, with no parking space to find, and the few extra dinars of rent pay for themselves in petrol.
The garage, the argument that counts in Megrine
In Megrine almost everyone has a car: the Sousse road is saturated at peak times, and the A1 motorway entrance is five minutes away. A house with a lock-up garage goes before the others, and owners know it. Without one, you park a long way off on market days in Megrine Riadh, and the narrow streets of Les Coteaux do not forgive a second vehicle. Look at the height of the garage door too: in the 1960s villas it was designed for cars smaller than today's SUVs.
Before signing a house lease in Megrine
The Megrine Riadh villas are fifty years old: ask about the age of the roof terrace and the electrical installation, and run the hot water during the viewing. In Sidi Rezig and Megrine Chaker, make sure the floor has its own STEG and SONEDE meters rather than a rough split with the ground floor. In every case, insist on a registered tenancy contract: in Megrine plenty of villa leases are signed for two or three years with an annual review clause, and registration protects the tenant as much as the landlord.
For something smaller or cheaper, the apartments to rent in Megrine cover the Riadh developments and the Chaker blocks. If the plan is to buy, the houses for sale in Megrine show what those same villas are worth. And the houses to rent across the Ben Arous governorate set Rades, Ben Arous and El Mourouj against Megrine.
