Why pay a Tunis rent when Mégrine is a quarter of an hour by train from Tunis station? Plenty of young employees in the banks on Avenue Mohamed V or the offices of Montplaisir ask themselves exactly that, and it is what has made Mégrine a rental market of its own in the southern suburbs: dearer than Ben Arous, closer than Radès, with an apartment supply that is still modest because the town was built in villas. Three kinds of building, three atmospheres

Unlike El Mourouj, Mégrine has no large estates of apartment blocks. The apartments fall into three families of building. First, the small residences put up since 2005 on former villa gardens in Mégrine Riadh and Les Coteaux: two or three storeys, one apartment per landing, often a garage at street level. Second, the rental blocks of Mégrine Chaker, along the Sousse road and near the station, older and noisier. And third, the villa floors of Sidi Rezig and Menzel Mabrouk, which their owners class as apartments for want of a better word.

Rents recorded sector by sector

An apartment to rent in Mégrine Riadh, an S+2 in a recent residence, often goes for between 800 and 1,100 DT; in Les Coteaux, with a terrace and a view, a little more. In Mégrine Chaker and Sidi Rezig the same S+2 in an older building drops to between 550 and 750 DT, and an S+1 is found at around 450 to 600 DT. Furnished lets exist mainly on the Riadh side, rented by the month to managers on assignment in the industrial zone, at between 1,200 and 1,600 DT for an equipped S+2.

For the same budget I would take an older S+2 in Mégrine Chaker near the station over a new S+1 in Riadh: you gain a room and ten minutes of travel, and the difference in finish is made up with a coat of paint.

Train, Sousse road, motorway: daily life from Mégrine

Mégrine station, on the southern suburban line, puts Tunis station about ten minutes away, and that is the number one argument for apartments in Mégrine Chaker. On the Riadh side life runs on the car: the Sousse road as far as Bab Alioua, or the A1 towards Hammamet and the Sahel, whose junction is a few minutes off. Visit at 8am on a weekday to gauge the queue leaving the district for the Sousse road, then again in the evening for train noise if the building backs onto the track.

Two things to check before renting

In the small residences of Riadh and Les Coteaux there are often only four or six co-owners and no registered management company: ask who pays for servicing the lift and the water tank, and how much. In the older blocks of Mégrine Chaker, look at damp on the north-facing walls and test the water pressure on the upper floors, which is often weak in summer.
