Sousse Médina is the delegation where the city of Sousse began, and where it keeps on rebuilding itself. Here you can buy a courtyard dar in the lanes of the Medina just as easily as a new S+3 (three bedrooms plus a living room) in Khezama, a villa floor in Bou Jaafar or a large older apartment facing Boujaafar beach. Few delegations in the Sahel offer such a wide range within such a small area.
This page brings together all the homes for sale in the delegation, houses and apartments alike, listed by private sellers, developers and agencies. The volume varies from week to week. You contact the seller directly. To place prices against the other delegations, all the homes for sale in Sousse governorate fit on a single page.
Three profiles dominate. First, families from Sousse and the Sahel, who want to move closer to the centre, the schools and the Farhat Hached university hospital, or on the contrary to leave an old building for a more comfortable development. Next, Tunisians living abroad, many of whom buy for the summer and for retirement, often near the sea, and who drive the market from June to August. Finally, investors, who buy small units to let to students, junior doctors or summer visitors.
This mix explains why prices in the same street can vary widely: a seller targeting the expatriate summer buyer does not set the price the way someone who must sell before the new school year does.
For the buyer, this means comparing several listings in the same area before making an offer, and not hesitating to ask how long the property has been on the market. A home that has been advertised for several seasons usually leaves real room for discussion.
Apartments make up most of the supply in Khezama and the centre, with two distinct markets: recent units in developments, more expensive, and older ones to renovate, more spacious. The details are on the page of apartments for sale in Sousse Médina.
The villa floor is a local speciality. Many houses in Khezama and Bou Jaafar were built on two levels, and an owner sometimes sells the upper floor separately, with its own staircase and terrace. The price is attractive, but the sale requires a split title or clear co-ownership rules between the two levels.
Whole houses, finally, are found in the Ali Belhouane and Mohamed Maarouf districts, and as traditional dars in the Medina. For this category, the houses for sale in Sousse Médina narrow down the search.
In Sousse as elsewhere, most sales that fall through stumble over the paperwork. Ask for the land title from the outset and check at the land registry that it carries no mortgage or pending entry. For an older house, joint ownership between heirs is common: all of them must sign, including those living abroad, which takes powers of attorney and time.
Then check the building permit, especially for floors added later, and the certificate of compliance for a new home. In the listed Medina, find out which rules apply to building work before buying a dar to restore: they determine the cost of the project.
Summer is the season for viewings and for asking prices at their highest. Between October and March, supply is thinner but more negotiable, and sellers who found no taker during the season become more realistic. A buyer financing through a bank loan should get an agreement in principle before viewings: it carries weight in the discussion with a seller who has several buyers.
Foreign buyers must obtain the governor's authorisation before signing. Those still torn between buying and renting can compare with the homes to rent in Sousse Médina.
