Houses for sale in Sousse Médina

18 listings found

A house in the Sousse Médina delegation can be three very different things: a courtyard dar behind the ramparts, a family neighbourhood house in Bou Jaafar or Ali Belhouane, or a two-storey villa in Khezama. These are three markets, three types of buyer and three checklists, which this page tries to untangle.

The houses for sale in Sousse listed here come mostly from private sellers, often families selling an inherited property, and from a few agencies for the villas. Supply is limited depending on the week, because houses in the centre are few. You deal with the seller directly. To compare with Hammam Sousse, Akouda or Kalâa Kebira, all the houses for sale in Sousse governorate are on a single page.

The Medina dar

The Medina of Sousse, with its ribat, its Great Mosque and its kasbah, is a Unesco World Heritage site. Its houses are dars arranged around a courtyard, on one or two levels, with a roof terrace. Some have been restored as guesthouses or second homes by Tunisians and foreigners; many others are waiting for major work.

Buying a dar for sale in the Sousse Médina takes patience. Joint ownership between heirs is common, car access is impossible, and building work is governed by the site's protection rules. Get the restoration costed before discussing the price: the roof, the load-bearing walls and damp often make the difference between a good deal and a money pit.

Neighbourhood houses around the ramparts

In Bou Jaafar, Ali Belhouane and Mohamed Maarouf, houses are more recent than those in the Medina, built on medium-sized plots with a courtyard, often raised by a storey over the years. They sell to families who want to stay close to the centre, the schools, the market and the railway station. This is where the house for sale in Sousse city centre is found, with its known drawbacks: difficult parking, façades needing work, but a neighbourhood life that developments do not offer.

The price of these houses depends less on the living area than on the plot, the width of the street and the possibility of adding another level. A house on a street where a car can pass and park is worth noticeably more than its neighbour at the end of a cul-de-sac, even a larger one.

Many of these houses hold two households, one per level. If you only want to buy part of one, the homes for sale in Sousse Médina include villa floors sold separately.

Khezama and the sea

In Khezama, the two-storey villa on a housing estate lot is the norm, with a garden, a garage and sometimes a pool in recent builds. Buyers are often professionals from the region and expatriate families. A sea view house for sale in Sousse remains rare in the delegation: it is found mainly on the eastern side of Khezama and towards the Corniche, and the price climbs steeply as soon as the sea is visible from the terrace. For those who prefer to build their own villa, the plots for sale in Sousse Médina are few but do exist.

Title, permit and timing

For any house sale in Sousse, three documents come before any discussion: an up-to-date land title, a building permit covering every level built, and the written consent of all co-owners or heirs. A house extended without a permit still sells, but for less, and banks often refuse to finance it.

The market picks up in summer with the return of Tunisians living abroad, then slows in the autumn. A local buyer is often better off deciding between October and February, when sellers who were hoping for the July buyer finally agree to negotiate. Visit in winter if possible: that is the season when an older house shows its leaks.
