Houses for sale in Khezama

5 listings found

In Khezama, a house almost always means an estate villa: a rectangular plot, a garden in front, a garage at the side, and one or two levels built over the years by the same family. These are the houses buyers are after when they search for a house for sale in Sousse Khezama, and they come on the market as estates are settled and families move away.

Listings come mostly from private sellers, sometimes from agencies for the newest villas, and you deal directly with the seller. Supply stays limited depending on the week. To compare with the dars of the Medina and the neighbourhood houses near the ramparts, see the houses for sale in the Sousse Medina delegation, and for the rest of the Sahel the houses for sale in the Sousse governorate.

Three ages of houses

The oldest villas in the area date from the first subdivisions. Thick walls, high ceilings, a somewhat dated layout with a large living room and a separate kitchen, and often an upper floor added later for a married child. They need work but sell for a notch less than recent builds.

Next come the houses of the 1990s and 2000s, more practical, sometimes with central heating and bedrooms upstairs. Finally, the newest are architect-designed villas built on the last free plots or in place of a demolished old house: more expensive, with a pool in some cases, and sold to local managers or emigrant families.

What these houses share is the way of life they allow: a courtyard where the children play, a terrace for summer evenings, a garage, and room to house an elderly parent on the ground floor. That is why Sousse families keep them for a long time, and why a fine villa in the area rarely stays on sale for more than a season when its price is sensible.

What sets the price of a villa in Khezama

The plot comes first. A plot of 400 square metres or more, with a building ratio that allows an extra storey, is worth more than a bigger house on a small plot already built to the maximum. The street comes next: a wide, paved road with easy parking counts for a lot. Then there is position: on the east side, closer to the sea and the hotel zone, prices climb sharply, and a villa with a sea view remains rare.

In the area, a decent villa often exceeds 600,000 DT, and recent builds on the sea side go well beyond that. Families without that budget look at a villa floor sold separately, listed among the homes for sale in Khezama. Those who would rather build can browse the few plots of land for sale in Khezama.

Checks before the preliminary contract

The land title must be up to date and in the sellers' names. For an inherited house, joint ownership is the rule: every heir signs, which means powers of attorney for those living abroad. The building permit must cover every level, including the added floor and the boundary wall; an unregularised building sells for less, and the bank often refuses to finance it.

Visit in winter if you can. The roof terraces of older villas show their leaks after rain, and rising damp marks the bottom of the ground floor walls. Check the state of the cistern and the water tank on the roof, useful when the pressure drops in summer, and how rainwater drains to the street. Finally, ask the neighbours about planned apartment blocks nearby: a villa surrounded by residences loses its sunlight and part of its value.
