Buying in Khezama means buying in the residential neighbourhood that took over from the old centre of Sousse. Between the city and Sahloul, villa subdivisions from the 1980s and 1990s now stand alongside developers' residences, and the area attracts local families as much as Tunisians abroad preparing to come home.
This page gathers all the homes for sale in the area, flats, villa floors and whole houses, posted by private sellers, developers and agencies. The number varies from week to week and you deal directly with the seller. To place Khezama against the rest of the centre, see the homes for sale in the Sousse Medina delegation.
Three ways to buy in the same neighbourhood
The flat is the most common property. People look for an apartment for sale in Sousse Khezama either in a new residence, with a lift and parking, or in an older three-storey block to freshen up. New builds cost clearly more per square metre; older ones leave room to redo the kitchen and bathroom to your own taste.
The villa floor is Khezama's speciality. Two-level houses built by families get divided when the children leave or when an estate is settled, and the upper floor is sold with its outside staircase and the terrace. It is often the most affordable way to get three bedrooms in the area.
Finally, the whole house remains the most sought-after and rarest property. Families searching for houses for sale in Khezama, Sousse, want a garden, a garage and the option of adding a storey. The details of that market are on the page of houses for sale in Khezama.
East or west: the gap that sets the price
On the east side, towards the sea and the hotels, prices are among the highest in Sousse outside Kantaoui, driven by buyers from abroad and by the seasonal letting a well-placed flat allows. On the west side, further from the beach, you pay a notch less for a comparable size, with quieter streets and a more family-oriented neighbourhood.
Daily life matters too. Private schools, clinics and local shops have multiplied in the area, and Sahloul is a few minutes away by car. On the other hand, rush-hour traffic jams on the main road north and difficult parking around the newer residences are part of the price to accept.
Compared with the rest of the delegation, Khezama sells for more than Bou Jaafar for older properties, but the gap narrows as soon as a seafront flat in Bou Jaafar offers a real view. A property's price also depends a great deal on the street: a wide road where you can park is worth more than a cul-de-sac, for the same size.
The papers to ask for from the first viewing
Ask for the land title and check at the land registry (conservation foncière) that it carries no mortgage or seizure. For a villa floor, this is the key point: you need a separate title for each level or at least co-ownership rules that set out the common parts, access to the roof and how the meters are split. Without them, resale and bank lending become complicated.
The building permit must cover every level built, including a floor added later. In a new residence, ask for the developer's permit, the certificate of compliance and the building management accounts. For an inherited house, all the heirs sign, including those living abroad, which takes powers of attorney and time. The market livens up in summer with emigrants coming home; a local buyer negotiates more easily between autumn and the end of winter.
