Bou Jaafar is the Sousse neighbourhood where you buy a location first: the beach in front, the Medina behind, the station and government offices within walking distance. The buildings are older than elsewhere in the city, but few areas of the Sahel let a flat as easily, by the year or by the week.
This page gathers the homes for sale in the area, mostly flats, a few floors and houses, posted by private sellers and agencies. Supply varies from week to week and you contact the seller directly. To compare with the rest of the centre, see the homes for sale in the Sousse Medina delegation, and for the other delegations the homes for sale in the Sousse governorate.
Three profiles share the market. Investors first, from Sousse, Tunis or abroad, who buy a one or two-bedroom flat to let to students during the academic year and to holidaymakers in summer. Then Tunisians living abroad, who want a flat facing the sea for their holidays and, later, their retirement. Finally, local families and retirees, who sell a house that has become too big for a central flat where everything can be done on foot.
These buyers do not look at the same properties. The investor calculates a yield and accepts an ageing building if it is well located; the emigrant buyer pays for the view and the floor; the family wants a lift, a building management that works and a little quiet.
The calendar follows these profiles. In summer, buyers from abroad visit in numbers and sellers post their highest prices. Between October and March, viewings are fewer, but owners who did not sell during the season are more willing to talk, and a local buyer with a mortgage agreement carries more weight.
The market splits between seafront buildings and those on the inner streets. Facing the beach, the view sets the price, and a well-kept high floor can sell at the level of the recent residences in Khezama. Two streets back, with no view and often no lift, the price per square metre drops sharply and spacious flats can be found at more affordable prices, with work to plan for.
Whole houses are rare in the area and often sell after an inheritance. They mainly interest those who want to demolish and rebuild, and their price then depends on the plot and building rights more than on the state of the house.
Anyone weighing up buying to let against renting themselves can look at the flats to rent in Bou Jaafar to gauge current rents.
In a forty-year-old building, the land title is only the start. Check that it is individual to the flat, free of mortgage, and that co-ownership rules exist. Ask for the latest minutes of the building management: they reveal works voted or postponed on the faรงade, roof waterproofing or the lift, which the buyer will have to pay for.
Salt air damages balconies and concrete reinforcement; look for chipped faรงades and traces of rust. For a purchase meant for holiday letting, find out how the building management views short lets and how rental income is taxed. Finally, a foreign buyer must obtain the governor's authorisation before signing, which adds several months to the timeline.
