Cap Bon is one of Tunisia's great orchards and vegetable gardens, and it shows in the listings. Most of the farmland for sale in Nabeul governorate consists of sanias, irrigated plots planted with citrus, olive trees or vegetables, with a well and often a small house. The rest is split between building plots around the towns and large dry plots at the tip of the peninsula.

Citrus in Beni Khalled and Menzel Bouzelfa, vines in Grombalia
The triangle formed by Beni Khalled, Menzel Bouzelfa and Bou Argoub is the home of the Maltese orange. A planted sania, with trees in production and a reliable well, sells for its orchard as much as for its area, and a well kept orange grove is worth much more than a bare field of the same size. Grombalia and its hills are still associated with vines, even though some plots have been replanted with olive trees. Soliman, closer to Tunis, mixes orchards with land waiting to be developed, which pushes prices up as you get nearer the town. In these areas, a grubbed up vineyard or an ageing orchard sometimes sells for less than a well planted plot, but expect several years before a new planting bears fruit. If you are taking over trees, bring in a farmer you trust to judge their condition before discussing the price.
Korba, Menzel Temime, El Mida: market gardening on the east coast
On the eastern coast, from Korba to Menzel Temime by way of El Mida, farming changes character: tomatoes, chillies, greenhouse crops and open field market gardening. Plots are smaller there and very dependent on the water table, which decades of pumping have made saltier near the sea. El Haouaria and the tip of Cap Bon
In the north, El Haouaria offers a different landscape: large plots, less irrigated crops, slopes running down to the sea, ancient quarries and cliffs. Plots are bigger and the price per square metre lower than in the southern orchards, but access and water need particular care. Zoning, water, title: what makes or breaks a purchase
The land's zoning comes first. Much of Cap Bon's irrigated land is classified as protected farmland, and a change of use is slow and rarely granted. A seller who talks of building land must be able to show the zoning plan or a certificate from the municipality; without that document, treat the plot as agricultural.
Water comes next. Ask whether the well is declared, its depth, its summer flow rate and a recent salinity test, and check for any connection to a public irrigation scheme. Finally, the title: many sanias belong to several heirs, or rest only on an old deed. Have the land registry confirm that all the joint owners will sign, and have a surveyor mark out the plot before you pay a deposit.
