In Kélibia, land is still the property that changes hands most. People buy a plot to build their house one floor at a time, as savings and summers back home allow, or a farm plot inherited from an uncle, planted with vines or olive trees. It is the best-stocked category in the delegation, with over a hundred listings online, mostly posted by owners and heirs, and a few by Cap Bon agencies.
Each listing gives the area, the sector and, when the seller knows it, the type of title. You contact the advertiser directly. To place prices against Menzel Temime, El Haouaria or Korba, the page of land and farms for sale in Nabeul governorate covers the whole of Cap Bon.
Building plots: Kélibia Est, Kélibia Ouest and the sea
Buildable plots lie mostly within the urban boundary, in Kélibia Ouest and Kélibia Est. The closer you get to El Mansourah beach and the port, the higher the price per square metre: land for sale in Kélibia Mansourah draws buyers who want to build a summer house, and competition is stiff in spring, when emigrants plan their stay. Further inland, neighbourhood plots sell for much less and suit a main home.
Before paying anything, check with the municipality that the plot is in the urban zone on the development plan, that it has road access, electricity and mains water, and that the subdivision has been approved. A plot sold off a farm parcel split up without permission will never get a building permit, even if the neighbouring houses are already standing. Once the house is built, the houses for sale in Kélibia show what finished buildings are worth in each sector.
Orchards, vineyards and farmland around the town
Around Kélibia the hinterland is still farmed: vegetables, olives, fruit trees and vines, whose grapes go among other things into the dry muscat the town is known for. The Azmour and Oued El Khatf sectors account for a good share of the farms and plots on sale, from a few thousand square metres to several hectares, with or without a farmhouse. For a vineyard, ask who bought the grapes in recent seasons, at what price and in what quantity: that is what decides your income in the first years. Well-placed agricultural land in Kélibia, along a tarmac road and with a working well, sells faster than a landlocked plot at the end of a dirt track, even for the same area.
The typical buyer is not always a farmer. Many want a weekend farm, an orchard to tend in retirement or land to hold. Bear in mind that farmland is meant to be farmed: changing its designation in order to build is a long and uncertain process, and any existing shelter or small house must be covered by a permit. Note too that a foreigner cannot acquire agricultural land in Tunisia.
Water, title and joint ownership
On a farm, water sets the price. Ask whether there is a well, how deep it is, its summer flow and whether it is declared. In Cap Bon the coastal water table is heavily drawn on and some wells near the sea have turned brackish: have the water tested if the listing leans on irrigation. Ask as well about any connection to a public irrigation scheme.
On the paperwork side, a registered land title is the only solid guarantee. Many Kélibia plots still pass down through old deeds or remain in joint ownership between heirs, some of whom live abroad. Any sale then needs everyone's agreement, and a single refusal is enough to block it. Have the plot's references looked up at the Nabeul land registry before any preliminary agreement. Those who would rather buy something already built will find all the property for sale in Kélibia.
