On the Cap Bon, land is measured by the water you can draw from it. In Menzel Temime, between the town and the coast, the landscape is made of market-garden plots, greenhouses, small orchards and fields where tomatoes, chilli peppers and open-field crops alternate with the seasons. It is this farmland, much more than housing estates, that makes up most of the listings of land for sale in Menzel Temime.
The delegation's listings form a real but limited supply: building plots on the edge of town, agricultural parcels of a few thousand square metres, larger farms with a well. They are posted by the owners themselves or by Cap Bon intermediaries, and contact is direct. To compare with Korba, Kélibia or Menzel Bouzelfa, all the land and farms for sale in the Nabeul governorate bring together the governorate's entire supply.
Building plot or farmland: the first question
Two markets coexist under the same word. On one side, building land: a plot within the municipality's development boundary, often between 200 and 500 m², served by or close to the networks, intended for a family house. These plots are found mostly around the centre, in the extensions that have grown along the roads out of town and towards the Taieb Mhiri sector.
On the other, farmland: a parcel outside the urban boundary, where you do not build a villa by simple declaration. Changing the designation of agricultural land requires a long and uncertain procedure, and some irrigated land is protected. A seller who presents a field as "buildable" must be able to show it on the municipality's development plan. Without that document, think in terms of agricultural prices, not building-plot prices.
Menzel Horr, El Ouediane, Skalba: three kinds of land
Menzel Horr is the sector of family farms. You find medium-sized farms there, often with a shallow well or a borehole, sometimes a farmhouse and a shed. The buyers are neighbouring farmers expanding their holdings, investors betting on greenhouse crops and a few families who want an orchard for the weekend.
El Ouediane, as its name suggests, follows the wadis. Parcels there are more irregular, access is sometimes by a track that becomes difficult after the winter rains, and value depends heavily on the water available. Farmland for sale in Menzel Temime in this sector should be visited after a rainy spell, to see how the soil drains and where the run-off goes.
Skalba, closer to the coast, interests a different clientele: people who picture a summer house a few minutes from the sea. Prices rise faster there, and vigilance about land designation must be greater still, as the coastal strip is subject to strict rules.
Water, access, title: what sets the price of a farm
Water first. Ask whether the parcel has an authorised well, a declared borehole or a connection to an irrigated scheme, and how deep the water table is. On the Cap Bon, salinisation of wells near the coast is a real issue: a water analysis is worth more than a promise.
Access next. A tarmac road up to the gate, a STEG power line nearby and a track wide enough for a harvest lorry make a noticeable difference. Finally the title: much of the delegation's land is passed down by inheritance, with several owners on the same deed. Insist on the land title or the deed, have the parcel marked out by a surveyor and make sure every heir signs.
Building or buying what already stands
Land remains the most economical solution for a family that wants to build at its own pace, as is often done here, floor after floor. Those who prefer to move in straight away will look at the houses for sale in Menzel Temime, or more broadly at the property for sale in the delegation, villa floors included. Comparing the price of a plot plus construction with that of an existing house is often instructive in a town where older buildings sell at reasonable levels.
