The flat is not Akouda's traditional form of housing, and the listings show it: the delegation has few large blocks, and flat rentals in Akouda play out in small developments of three or four storeys, in house floors converted into independent flats, and above all in Chott Meriem, where holiday blocks line up S+1 and S+2 units facing the sea or set back from the road.
On Houni, listings for a flat to rent in Akouda are posted by private owners and Sousse agencies, with the advertiser's phone number to call directly. You will find a few listings, with Chott Meriem in the lead. Since supply is more plentiful in Hammam Sousse, Sahloul and Khezama, the page of apartments to rent across the Sousse governorate serves as a benchmark for rents.
In the town and Akouda Est: rents still within reach
Flats in central Akouda and on the Akouda Est estate are simple properties: an S+1 or S+2 in a development of a few units built by a local developer, or a house floor fitted out with its own kitchen and bathroom. Many are let unfurnished, by the year, to couples who work in Sousse or in the Kantaoui hotel zone and do not want to pay city rents. An S+2 rental in Akouda often goes for between 450 and 700 DT a month, an S+1 a little less, furnished lets being rare away from the coast.
The trade-off is the car: buses and louages serve the main road, but developments slightly off it are not liveable without a vehicle. Check the parking, as recent developments sometimes have a garage, house floors almost never.
Chott Meriem: furnished, seasonal, and the academic year
A flat to rent in Chott Meriem is usually furnished and offered in two phases: by the week or the month in summer, for the academic year or by the month for the rest of the year. From June to August, families from Tunis, emigrants on holiday and a few foreign tourists fill the beach developments; the summer rent of a furnished S+2 can reach in one month what a tenant pays over three winter months.
From September, the market flips. Students at the Higher Agronomic Institute of Chott Meriem look for a studio or an S+1 near the campus, often two or three together to share the rent; Kantaoui hotel staff on winter contracts and transferred teachers round out the demand. Owners who keep the flat for the summer readily accept a lease from September to May, and a furnished flat in Chott Meriem then lets at a price that has nothing to do with July's. For a long let on the coast, that is the time to look.
Ettantana and Chott Erromane: in between
The intermediate areas, Ettantana and Chott Erromane, are seeing small developments spring up along the road linking the town to the sea. The flats there are recent, often delivered without a fitted kitchen, and are let by the year at prices close to those in the town, with the advantage of being ten minutes from the beach by car. Supply remains occasional, a listing now and then, and goes quickly to young local couples.
Contract, service charges and damp
For a flat, insist on a written, registered contract stating the term, the rent, the deposit and what the service charges cover: in Chott Meriem, developments with a caretaker and a pool bill a management fee that does not always appear in the listing. Look at the sea-facing walls, as damp quickly marks the ceiling corners. If a flat is not enough, the houses to rent in Akouda and all the homes to rent in Akouda, floors included, widen the choice; and for anyone planning to stay, the apartments for sale in Akouda give the scale of purchase prices.
