Homes for rent in Akouda

12 listings found

Akouda is the last municipality of the Sousse conurbation before the Hergla countryside. The town, with its great mosque and its streets of low houses, lies about ten kilometres from central Sousse on the Tunis road; the delegation then runs down to the sea as far as Chott Meriem, whose beach extends that of Kantaoui. This double face, olive-growing village on one side, seaside resort on the other, explains why renting in Akouda covers very different properties: the family house let by the year in the old core, the S+2 in a small block in Akouda Est, the Chott Meriem villa let furnished from June to September.

This page brings together every listing for a home to rent in Akouda published on Houni, houses and flats alike, by private owners and by Sahel agencies. Supply here is real but limited for a delegation of this size: most owners still let through people they know. To widen the search, the page of homes to rent across the Sousse governorate covers Hammam Sousse, Kantaoui, Sahloul and the city.

The town and the housing estates: renting by the year

In Akouda itself, the typical home is the town house or a floor of a family house: a ground floor kept by the parents, an independent first floor let out, with its own entrance and sometimes a roof terrace. The Akouda Est and Akouda Ouest estates, built since the 1990s on former olive groves, offer newer houses and a few small three-storey developments where an S+1 or S+2 can be rented. Rents stay well below those of Sahloul or Khezama: a decent S+2 is often let for between 450 and 750 DT a month, a villa floor with two or three bedrooms a little more.

Tenants are families who work in Sousse or in the Kantaoui hotels and accept a twenty-minute commute in exchange for a reasonable rent, teachers posted to the delegation's schools, and workers from the workshops along the Tunis road. Yearly leases in Akouda are often signed in September, after the emigrants who occupy the houses in summer have left again.

Chott Meriem: the beach, the ISA and the season

Chott Meriem is the area that appears most in the listings. The village has stretched out along the sea with second homes, two-storey villas and holiday blocks whose owners live in Tunis, Sousse or abroad. In July and August, renting in Chott Meriem is almost entirely seasonal: a furnished flat by the week or the month, a villa with a garden for an extended family, prices that double compared with winter. From the start of the academic year, part of these properties go back to yearly lets, at rents that drop sharply.

The Higher Agronomic Institute of Chott Meriem brings steady student demand between September and June: a simply furnished studio or S+1 close to the campus is let quickly. Owners know it, and many prefer to let to students from October to May so they get the property back for the summer. If you are looking for student accommodation in Chott Meriem, say so from the start and state the length of stay: it is often the deciding point.

Ettantana, Chott Erromane and the nearby countryside

Between the town and the sea, Ettantana and Chott Erromane are mixed areas where new houses still sit beside olive plots and greenhouses. Detached houses on larger plots are let there, sometimes with a well and a garage, to families who want space without paying coastal prices. A car is essential, as public transport is limited to the main road. El Fokaia, more rural, has very few listings, and those that come up almost always concern a whole house rather than a flat.

Lease, deposit and inventory

Whether for a house or a flat, ask for a written contract, ideally registered at the tax office, stating the term, the rent and the amount of the deposit, usually one or two months. In Chott Meriem, check the water pressure in summer and the condition of walls exposed to the sea wind; in the town, the gas connection and room for the car. To narrow the search, apartments to rent in Akouda and houses to rent in Akouda each have their own page.
