Buying a flat in Akouda means going against the Sahel grain: here, most families buy a house or a plot, and the flat remains the property of young couples, investors and holidaymakers. Blocks are therefore few in the town, a little more present in Akouda Est where local developers deliver small developments of three or four storeys, and above all concentrated in Chott Meriem, where holiday developments have lined the beach road for some thirty years.
On Houni, listings for a flat for sale in Akouda are rare, a handful per quarter, posted by private sellers and developers. They should be read with the page of apartments for sale across the Sousse governorate to hand: Hammam Sousse, Kantaoui, Sahloul and Khezama offer far more choice, at higher prices, and the difference measures what Akouda saves you.
Akouda Est and the town: the low-cost S+2 in a development
On the Akouda Est estate and along the main road, new or recent flats are S+1 and S+2 units of 70 to 110 m² in developments without a lift, delivered with a basic finish, sometimes with a ground-floor garage. Buyers are young households from Akouda or Sousse wanting a first property financed with a bank loan, and parents buying for a child. A new S+2 for sale in Akouda often sits between 160,000 and 260,000 DT in 2026 depending on size and finish, well below a comparable property in Hammam Sousse. The developer sometimes sells off-plan; in that case, the off-plan sale contract and the actual progress of the build matter more than the brochure. Resale flats, in developments delivered ten or fifteen years ago, sell for a little less and let you see how the building has aged; check the common areas, the flat roof and the regularity of the service charges.
Chott Meriem: holiday developments and sea views
A flat for sale in Chott Meriem is almost always designed for the summer: a furnished S+1 or S+2 in a development with a pool or a shared garden, a few minutes' walk from the beach, bought by a family from Tunis or the interior as a base, or by an investor targeting seasonal lets and students of the Higher Agronomic Institute for the rest of the year. A sea view pushes the price up; distance from the beach and the off-season condition of the development bring it down.
Before buying in a holiday development, ask about the state of the building management: many blocks from the 1990s and 2000s have absentee co-owners, unpaid service charges and a pool that no longer works. Visit in winter, look at the damp in the stairwells and the roof terrace, and check that the co-ownership rules allow weekly lets if that is your plan.
Ettantana and Chott Erromane: new builds by the road
The small recent developments going up in Ettantana and Chott Erromane, on the road between the town and the sea, offer new flats at mid-range prices. They target couples who want the beach ten minutes away without paying Chott Meriem prices. Supply appears project by project, a few units at a time, and the developer is often a local contractor: find out about previous projects and how long past builds took to deliver.
Title, permit, co-ownership
Three checks: the land title of the building and its division into units, a building permit matching what has been built, and co-ownership rules with a working management body. A flat can only be bank-financed if the title is clean. If you are torn between a flat and a house, the houses for sale in Akouda and, across all categories, the homes for sale in Akouda let you compare; and to try out the area before buying, the apartments to rent in Akouda give you the chance to spend a winter there.
