Kélibia is a town of houses. Cap Bon families build a ground floor, then a floor for the son, then a roof terrace for the summer, and purpose-built blocks of flats remain rare. That is why renting a flat in Kélibia often means something other than a flat in the strict sense: a villa floor with its own entrance, an S+1 fitted out above a shop, or a home in one of the small recent residences built between the centre and the sea.
The online offer is small: only a few listings at the start of autumn, mostly posted by private owners letting directly. On Houni you call the owner, view, and negotiate, with no middleman. If nothing fits, widen the search to all the apartments for rent in Nabeul governorate, from Menzel Temime to Nabeul town, or go to the page grouping all property to rent in Kélibia, houses included.
Where the flats are in Kélibia
The centre, around the market and the main avenue, has most of the small yearly lets: an S+1 or S+2 on the first or second floor, no lift, a few minutes' walk from the shops, the shared-taxi station and government offices. It is the choice of transferred teachers, civil servants, health staff and young local couples without a car.
Kélibia Est, between the port and El Mansourah beach, is the holiday residence sector. Buildings there are newer, often three or four storeys, with S+2 flats sold to families from Tunis or the diaspora who let them when they are not using them. A flat to rent in Kélibia with a view of the fort or the sea is mainly found here, and almost always furnished.
Kélibia Ouest, more residential, offers mostly villa floors. Flats to rent here are roomier, sometimes with a terrace and garage, and the owner often lives on the ground floor. He picks his tenant at the interview rather than on paper: introduce yourself, say what you do and how long you plan to stay.
Summer or year-round: two markets that do not mix
From June to September, furnished flats in Kélibia let by the week or fortnight. Prices climb from mid-July to the end of August, when the town fills with families from Tunis, Nabeul and abroad. Owners with regulars book them up from spring, sometimes without ever posting a listing. For a summer flat rental in Kélibia, look in April or May rather than July.
The rest of the year, rents drop back to small provincial town levels. A decent S+1 in the centre often lets for between 350 and 550 DT a month, an S+2 or a villa floor a little more, depending on condition, equipment and distance from the sea. Many Kélibia Est owners prefer a September to June lease so they can have their property back for the summer. For a teacher that calendar fits nicely; for anyone wanting twelve months, the centre or Kélibia Ouest is a better target.
What to check before signing
The wind, first: Kélibia is exposed, and an upper-floor flat facing north gets cold fast in winter. Look at the windows, the shutters and any damp in the corners. Water next: in August, cuts are frequent across Cap Bon, and a flat without a tank on the roof soon becomes a trial. Ask too who pays for electricity and water when the meter is shared with the owner's house, a common situation with villa floors.
On the contract side, insist on a written lease, even for a floor in the owner's home, stating the deposit, the term and the date the keys are handed back. For a holiday let, pay the deposit against a signed receipt, after seeing recent photos or visiting. Lastly, if flats are thin on the ground when you search, look at the houses to rent in Kélibia: for a similar budget, a small town house with a courtyard is often easier to find than an S+2 in a residence.
