In Kelibia a house is not let the same way in July and in January. In summer, owners in Kelibia Est, between the port and El Mansourah beach, let by the week to families from Tunis and from the diaspora, and prices rise with the temperature. Right on the water in El Mansourah, or a town house?
El Mansourah beach, with its white sand and the water that everyone in Cap Bon will tell you about, has produced rows of holiday houses: ground floor plus an upper storey, roof terrace to see the sea, garage for the car. These are the properties that go fastest for the summer, often booked from April by the same families year after year. One week in August can cost more than a month's rent on a town house out of season.
In town, around the market and the main avenue, you find traditional courtyard houses, 1980s builds with a garden, and a few newer villas over towards Kelibia Ouest. That is where transferred teachers, civil servants and young local couples look. Supply is limited and owners are happy to let to people they know, so move quickly when a listing appears. What the season does to rents
A decent S+3 house (three bedrooms plus a living room), basically furnished, often goes for 500 to 800 DT a month on a yearly lease depending on condition and distance from the sea. The same house a hundred metres from the beach is let seasonally at a weekly rate far above that. Many owners therefore refuse a twelve-month lease in order to keep the summer free, or offer a contract from September to June. Do not automatically read that as a trap: for a teacher or someone on a fixed-term contract, a ten-month lease matches the school year exactly.
If you want the full year, look instead in Kelibia Ouest, towards Azmour to the north or Oued El Khatf in the direction of Menzel Temime, where the houses are bigger, surrounded by gardens and orchards, and the summer pressure is lower.
The wind, the water, the air conditioning
The wind first. Kelibia is one of the windiest towns in the country, and a house facing due north with no shutters or double glazing costs you in comfort in winter. Look at the cistern or the tank too: water cuts in August are common all over Cap Bon once the town fills up. For a seasonal let, test the air conditioning before you pay a deposit, and ask for a written contract even for two weeks.
