El Manar does not look like the older Menzah districts. There are no ficus-lined streets of 1960s villas here: the district grew later, around the university campus, with medium-sized blocks, developer residences and villas whose floors are let separately. A place to rent in manar 2 can therefore take many forms, from a studio fitted out on a roof terrace to an S+3 (three bedrooms plus a living room) in a guarded residence.
This page gathers all these categories for the area. For the rest of the delegation, from Menzah 1 to Mutuelle Ville, go through the accommodation to rent in El Menzah. Listings are posted by private owners and agencies who answer the phone themselves.
Studios, villa floors, flats: who rents what
The studio and the furnished S+1 are the district's everyday currency. They often come from owners who have split up a ground floor or an outbuilding to let to students and young lecturers. The spaces are small, and so are the rents, but demand does not let up as long as the academic year is running.
The villa floor is the format families prefer. You gain space, often a terrace or a patch of garden, and quieter neighbours than in the blocks near the faculties. In return, the entrance is sometimes shared with the owner, and the house rules (hours, visitors, washing on the terrace) are discussed from the first viewing. For a whole villa, which is rarer, the houses to rent in El Manar are grouped separately.
Finally, flats in residences attract managers working at the Centre Urbain Nord, a few minutes away by car. They make up the largest part of the offer, detailed on the page of flats to rent in El Manar.
Rents: a high level, driven by the campus
Renting in el manar generally costs as much as in Menzah 1 and noticeably more than in Menzah 4. A studio rarely exceeds 700 DT, and an S+3 villa floor often costs between 1,300 and 1,900 DT depending on its condition and outdoor space. New builds towards the extensions known as Manar 3 push these figures up, while older stock in the inner streets pulls them down.
The rhythm of the year matters more than anything. In late July and August, small units let without negotiation; from November to March the market relaxes and owners are more willing to listen. If you have a little flexibility, that is when to look.
Daily rentals, a separate use
Many searches are for a daily rental in El Manar. Demand comes from families accompanying a child to enrolment, candidates sitting competitive exams and patients coming to see a doctor in the capital. A few furnished studios and S+1 flats are offered this way, mostly in summer and at exam time, with an offer that varies from week to week. Ask for an invoice or a receipt and check on site that the address matches the listing before paying.
Before signing
For any yearly let, insist on a written contract registered at the tax office, stating the deposit (generally one to two months), the term and how charges are split. On a villa floor, have it specified whether water and electricity have separate meters: a shared meter is a classic source of dispute. Note the parking situation: in the streets near the campus, cars park wherever they can during class hours. If the area seems too tight, El Manar 1, right next door, offers more family tenants and a slower pace.
