Homes for rent in Kalaat El Andalous

17 listings found

This page brings together everything let as a home in Kalaat El Andalous: apartments in small blocks, house floors, houses with a yard and garage, and those slightly unusual homes, the farmhouses on the plain. It is the best stocked page in the delegation, with a real but limited supply, and the most useful when you do not yet know whether you want a floor in town or a quiet house.

Listings are posted on Houni by the owners themselves, and by a few agencies from Raoued or Ariana that work this area; the reader deals directly with the advertiser. To widen the search to Raoued, Sidi Thabet or La Soukra, all the rentals in Ariana governorate fit on a single page.

An Andalusian village, a plain, housing estates

Kalaat El Andalous is three landscapes. The old town on its hill, founded by Andalusians in the 17th century, with its lanes, courtyard houses and view over the plain; old houses are let here, sometimes renovated, sometimes not. At the foot of the hill and along the roads, estates from the past twenty years: detached houses on large plots, often with a separate floor the owner lets out. And the lower Medjerda plain, criss-crossed by irrigated schemes, where a few farms let a caretaker's lodging or a farmhouse together with the land.

The sectors that come up most in listings are Pont de Bizerte, on the road to Utique and Bizerte, and Ennahli. The first concentrates recent construction and the few apartment buildings; the second is more residential, with house floors.

Apartment, floor or house: three budgets

The apartment is the easiest to find and the cheapest: an S+2 (two bedrooms plus a living room) often rents for 350 to 550 DT. The detailed list is on the page of apartments for rent in Kalaat El Andalous. A house floor is a step up: more space, a terrace, a separate entrance, but the owner lives downstairs and house rules are discussed from the first call. A whole house with a yard and garage rarely exceeds 800 to 900 DT even when recent, which draws Tunis families ready to make the drive. These properties are gathered on the page of houses for rent in Kalaat El Andalous.

The farm dwelling, finally, is a special case: it often comes with a job or with renting the land, and is found by word of mouth rather than by listing. When one appears here, read carefully whether it is a home alone or a package of land and buildings.

Who rents here, and when

Tenants are first of all people from the delegation or nearby: young households, teachers, staff of the municipality and the agricultural services, workers from the farms and the small packing plants on the plain. Add people posted to Sidi Thabet, and households from Tunis or Ariana looking for space for a village rent. The delegation has neither a university nor a major employment hub, so there is no student back-to-school peak; listings tend to come out at the end of summer and after Ramadan, and a property can stay online for several weeks.

Seasonal letting practically does not exist: the delegation's coastline, towards the mouth of the Medjerda, is undeveloped, and nobody comes to spend the summer here as they do in Raoued Plage. Everything is let by the year.

What to check

Three points matter more than elsewhere. Water: some outlying houses still rely on a well or a tank alongside the mains, so ask clearly. Winter access: the plain is low-lying and the December and January rains turn tracks into quagmires; older residents also remember the Medjerda floods, so look at where the house sits relative to the ditches and the river. The contract: written and registered, with the deposit amount, the term and how the meters are split when the home is a floor above the owner. One last tip: drive the route you will take every morning to Raoued and Ariana, at the time you will take it, before you decide.
